*Sorry for my bad English + grammar*

I hope my post will help other owners who want to start renovation

Type of house: Double Story Corner Lot 24x65 (PKNS Project)
Renovation works: Kitchen extension (major)

4.12.2019
- Vacant Possession
After that, I contact several house inspection companies to get quotation. Price given range from RM 400 to 1k+. Some use Qlassic standard (more expensive)

7.12.2019
- I choose House Defect Inspection (HDI) from facebook. They charge RM 400 and send 2 people to check the house. Report given in 1 week.

Impression : Ok lah, the cheapest and make my job easier.


Between December 2019 – February 2020
- Engage PKNS Contractor. Took almost 1 month plus to settle all complain. Direct engage with the PKNS Contractor instead of their worker.
- get quotation from several companies for renovation
- send letter to PKNS to get the detail house layout (VERY Detail)


Quotation for renovation
- Job scope : extend kitchen to the back and left (original size around 9x9 to 22x 18)
- Quotation given from 44k to 70k (higher price for Indo)
- Final quotation can be seen below

Comment on the reno process :

1. renovation start on Mac 2020 but withhold due to MCO
2. Restart back on 1st of June 2020 and this week will finish
3. Contractor very easy to deal, everything was smooth.


1 week Job before MCO.

June 2020 --> Renovation continued

Issue with the roof, contractor said they need certain degree if want to use genting roof. If not, water may enter through the roof and cause leakage inside the roof (long term).
Need to choose 2 design but both need to hack window at 2nd floor

Other option was using zinc type. This one no need specific degree.

At last we choose the genting type WITH additional cost.

As you can see, they use some big block (light weight block). According to the contractor, due to the weight, it can prevent the house from "mendap" when compared to normal block (more heavy). Not sure true or not.

And the worker said, if use this type of block, the job became easier and faster

We survey several security door company. Top is the cheapest compared to other brand like THC or red rhino. We ask PKNS contractor to install front door since they know original code of the tile. And cheaper compared to my current contractor

i did one aircond point in the kitchen area. will install the free aircond there since bake regularly, too hot and some of my cookies need aircond for coling purposes

price wise i think not too cheap, and not very expensive. Some more, no issue with renovation and super fast doing the reno

Yeah. Better pay more and get reliable contractor than going for cheapest quotation but full of problem.

Which company you use for you KC?

I am also going to embark into renovation journey. Right now waiting for defect rectification to complete. Might open a thread here soon too..

You dealt with Ibnu is it? Yeah I did mentioned them so many times here despite haven’t actually engage them. It’s just that my experience dealing with them is better than the rest, not to mention the price.

Where is your Island quotation? Saw it in your plan but not in your quotation.

yeap, i went to the factory already and contact some of his previous customer in facebook.

No issue found

I KIV the island first since over budget already. I think the cost for island is around 6 to 8k (3x6 ) . Nyatoh+Quartz. not sure about the body

Installing wall cabinets will be a challenged with this type of wall.

When installing cabinets, it need solid wall for anchoring purpose to hold the cabinet.

I hope no issue will rise later

But i confirm with main con regarding this matter and he said no problem to install kc ( initially i ask him to do the kc but later change my mind)

Kc con also visited the site and i already inform him regarding the block and he said no issue

Issues wont be immediate. It is over the period of usage when it tends to loosen.

There is one part of my bedroom wall where the curtain rods can hold long after changing few positions and is the workmanship problem where there is not enough cement being used in between bricks.

I use normal oven electric oven for baking. Cornell brand.. later might switch to sonar brand
