Am in search for new launch property for future investment. Before this, I did hear from people saying that the developers are huge factor in part of your buying process. i.e. Mah Sing heard they are reputable but not to be as great as it seems, a lot of their properties are below market value but suffer from after sales repair like flooding, leaking defect etc...
So what exactly is a good developer? Which companies do you hear most good words about? Tolong share yaa tqqq notworthy.gif

There are ONLY 5 good developers in Malaysia. They are BRDB, TA, PPSB, Sunway, Sime Darby and UEM Sunrise. There are reasons why their properties tend to carry a premium price tag.

Having said that my cousin recently took the key for a unit at Cantara and the finished product was not what I expected off Orange Beam and SDP.

Any developer can be good. In a lot of projects, its their own contractors/sub-cons that messed up the whole project.

Thus, no QC.

look at their HQ in Chan Sow Lin, so call hot project previously Icon City, what happen now ... now is dying mall ..

haha thanks for the info guys. atm im keen on Paisley under Tropicana, 121 Residence under Glomac, and Miller's with Exsim. What do you guys think of any of these ?

121 by Glomac, why would you want to buy a leasehold pigeonhole at one of the dodgiest parts of PJ? The neighbouring project has plenty of auction units and is a negative cash flow property.
Millerz? Overpriced for the area.

Never go for Tropicana, their sales agent at first treat you nice nice very friendly. After loan rejected, they treat you like nobody.

I was informed by a potential buyer that the project has poor fengshui. If that is something you believe in and place importance then I would get some proper consultation on this matter.

Developer can be good in one project then another project sucks..

Why this happens?
Because contractor does the project is different....
Workers different.. sub contractor also different...

So basically it's your luck..
Pray u get good contractor doing your property 🙏

Can't be denied that the developer's reputation plays a huge role when looking to purchase or invest in properties. But it's also important to note that the contractors for each of the project could be different. The contractors could either do a really great job or a shoddy one. must do research properly.

tbf different developers cater for different market, for different market group, using different budget with different material specifications.

so yes, they might be not good enough for you if you are looking for sdp, uem sunrise level, but they might be the best for specific price range or product types.

Actually need to specify what do you mean by "good" developer. Good in terms of "no abandoned project"? Good in terms of "vibrant project"? Good in terms of "location and convenience"? Good in terms of "landscape"? Good in terms of "workmanship and materials?" etc. etc.

Township developers who develop whole townships not just one or two plots

Plot developers who just develop one or two plots in a location

true, especially this..they will spread the infra cost, landscape cost and other township related cost to the units.

yes, you are paying extra for things outside your plot that you almost have no say on it as it will be handover to local authority (unless strata gated, but even that also for area inside the gate and fences only..not the whole township)
