Hi lyn, i would like to know how much budget should i estimate before i start Furnishing my hse.

1) Only a little bit of wet works to be done ( Kitchen, piping)
2) I will only furnish 3 place, Kitchen, Living room and Master bedroom.. Other rooms will be furnish few years later

What i intend to buy / furnish
1) FULL Kitchen cabinet + worktop + Shelf everything...
2) Furnish dry kitchen area, living room
3) Build in cabinet for master room + Furnishing master room
4) Lightning
5) Electrical appliances


Kitchen cabinet approx 15 FT
Master Bedroom cabinet approx 16 FT..

1) You need to detail out your wet works before anyone can help you with estimation. I also do little wet works, budgeted 35k, end up being quoted 50k, not yet consider VO in future.

Regarding your furnishing;
1) Base unit around RM350 per foot run, wall unit around RM150 per foot run and tall unit (fridge & oven area) is around RM400 per foot run. Calculate your budget base on your design and the price I give about. That price is for melamine carcass and door. If plywood carcass & solid wood door maybe you need to add another RM150-200 per foot run. Hood & hob around 3-4k for good china brand. Convection + microwave oven another 3-4k for good china brand. Fridge around 2-3k. Kettle, rice cooker, blender, cutleries, knives, maybe another 1k.

2) Depending on the type of furniture you want. Decent fabric sofa goes around RM3-5k, depending on configuration. Decent dining set, around 2-3k. Coffee table, buffet table & TV cabinet - around 2-3k for particleboard, 5-6k if solid wood. Decent carpet maybe 2-3k for 2 set, one for dining area and one for living area, depending on the size and materials. Curtain maybe around 1.5k. Allocate misc around RM1k for deco items.

3) Built in cabinet around RM500 per foot run. Decent mattress + divan around 3k. Bedside table around 300 each x 2. Carpet maybe around RM500.

4) Lightings. RM20 per point for cheap decent downlight + RM20 for installation. If loop new wiring points, add another RM80. Simple small pendant light with one light bulb around RM50-100, depending on design.

5) I think I already covered the kitchen essentials above. Maybe add TV another 2k, washing machine 1.5k. Fan around RM400 per fan. Aircond around 1.3k for 1.0hp inverter, 1.6k for 1.5hp inverter, 2.4k for 2.0hp inverter. Installation around RM800-1200 per aircond for conceal installation depending on the size.

Wow, thank you for elaborating everything here. Very detailed!

I came across this Golden Home Kitchen, they are using melamine but the sales keep promote and say that their compressed melamine is different from Malaysia market .. I do see some different, their overall quality is better but what concern me is MELAMINE....

Should i trust them... Because i wanted to find a reliable yet decent / good quality kitchen cabinet.. But i see home dec semua selling melamine.. price is cheap but i doubt quality is good

I have been doing research for almost a year for my upcoming renovation. So, I share whatever I could share so that you wouldn’t miss much when doing budgeting (like I did sweat.gif). Please note that some of my price could be higher than normal, you might find cheaper as some people here do, but beware of too cheap to be true..

I also don’t trust melamine + wet area combo, hence why I opted for plywood+nyatoh for my kitchen cabinet. The tip for using melamine is always make sure that the edges of the melamine is not compromised. Once there is gap for water to penetrate, then you would be in trouble. For wardrobe, melamine should be fine.

May I know which company u llook for ? 550 for solid wood + plywood ??? It's cheap!

550 for one half only ya. Not top+bottom 550. I will probably take from a company name Cubix in FB. Direct from factory, no sales office. You need to discuss your design in their factory office sweat.gif

No matter how different someone claims their melamine is, it is still basically the same thing.

If you are looking for decent quality and good pricing Melamine then you might as well go with IKEA. You get Blum hinges, a wide selection of options and 25 year warranty. If it does get damaged and they said it is due to your own fault then you can always replace the damaged parts with a new module.

If you are wanting something mid range and durable for 20 to 30 years then consider going for marine plywood frames instead of melamine as it would not warp in our climate.

However if you believe the kitchen will be used on a daily basis and where you would not mind spending a bit more then go for aluminium framed ones. They have become cheaper, termite proof, water proof and short of a fire it would basically last forever.

They do both blockboard & plywood. And melamine as well if you want cheaper option. I prefer them because you deal straight with the boss, not their salesman/designer. I tried to get a quotation from woot carpenter, but the service I get was kinda shit. So I straightaway cross them from my list without getting quotation. Other KC maker with sales office quoting higher price for plywood, and some famous one here don’t do plywood.

Both have their strength and weaknesses.

From my research, blockboard is stiffer and can hold the weight better. So it would not easily bend under heavier load. However, it’s moisture resistance isn’t as good as plywood.

Plywood is superior when comes to moisture resistance. However, it is prone to bending is it is use in longer span and you put heavy items on it. But I think for typical length of 900mm we use for kitchen cabinet, it wouldn’t be so bad.

I think I will go with plywood since my main concern is moisture.
