 Networking Setup for Gaming / P2P / Streaming

Hi Guys,

Would like to ask some feedback.

This is my current set-up:
- Main router in living room
- Room 1 with PC is ~12m straight line distance from router with 1 wall separation
- Room 2 with PS4 is ~10m straight line distance from router with 2 wall separation

Option 1:
- Run 2 x Cat6 cable from router to both room locations
- Estimated cost RM 420 (quoted by networking supplier)

Option 2:
- Purchase WiFi 6 Router (TPLINK AX20?)
- Purchase WiFi 6 network card for PC in Room 1 (TPLINK TX50E?)
- Use existing Powerline Adapter for Room 2 PS4 gaming
- Estimated cost RM 428

I may elect to purchase a WiFi 6 Router anyway to replace the TP-Link EC230 from TIME.
If this is the case, then Option 2 will only cost me RM 150 vs RM 420 (for cabling)

House type: Condo
Size of house: 3800 sqft / 1 floor
Main Usage: Gaming, P2P Torrent, 2K/4K Streaming
Number of devices connected to router: 10 - 15
Internet Speed: 500 mbps

Any thoughts / feedback on which way I should go?

Option 1 is the most future proof, try to ask quotations from more sources and opinions. Save further and later only buy a WiFi 6 router when China brands such as Huawei, Xiaomi, Oppo, Realme or whatever brands flood the market with dirt prices.

pair a tenda router (tenda china model ac21 or ac23 recommended...cheap and good) as repeater/wireless bridging (cable even better) with the main router...tenda have gaming-grade signal while tplink signal quality more for general purpose not so good for gaming (the difference noticeable in games like csgo)...a 4x4 80mhz wifi 5 router will also be better for gaming than a 2x2 160mhz wifi 6 router

Decided to get Cat6 cabling in the house, probably best solution in the long run with internet speeds getting faster and faster.
WiFi just doesn't cut it, and mesh routers are more expensive than getting cabling done and using a wireless gateway on the other end
