how old are you may i ask ? ownstay with family, secondary market no doubt since u already have your budget around 400k, if ownstay alone yourself only, can buy a new condo unit from developer...usual around 600 - 800 sqft is not hard to find....

Over 30. Still squat with parents.

Itik ask you whether you have at least RM80k savings by next year .... that is the minimum you need to buy a 2nd hand subsale of RM400k.

There is actually few criteria you need to look into it.

When? When you plan to move in?
Where? The location decide the price psf
What? What size do you prefer?

In case you are not rush, you actually can get 1 rumahWIP.

This is meet all your criteria but just need to wait for few years.
