Does anyone have a template/some wordings that are usually important "house rules"?

If you are refering to the tenant's covenants, the common or standard are oredi in the TA.

don't be a cheapskate, appoint a lawyer and get a proper tenancy agreement drafted, executed and stamped.

if you are referring to the general "dos and don'ts" then maybe you can refer to those deed of mutual covenants you signed with developers when you purchase a unit with them.
