Here is the Ariel View of the project site :

But the orientation of the project is facing North (KL) and South (Puchong).
NONE of the unit facing road or Nest 1 biggrin.gif

Been to the sales gallery, no showroom yet.

Everything seem good, my concern is more on parking. Heard that THE NEST Residency (the one completed), for parking in level 7, you need to drive up the ramp 14 rounds, as it splitted to 1a, 1b, 2a, 2b, 3a, 3c....

For this Nest 2, they got total 9 level of parking floor. if they design is same as before, imagine, you turning up for 18 round.

hope they make improvement on this.

Agent told me they will do speed ramp slope for this. but not sure how true is this. No Parking floor plan to see.

agree with you. went for viewing in the nest. pretty satisfied with the layout and workmanship but damn frustrated that the visitor's parking is at the topmost of the parking levels. damn turn off, wouldnt want to waste 10mins every morning to crawl down the parking lot. Really hope they'll do something with the parking. location of the nest 2 is better being placed along Jalan Puchong

I hope those who interested with Nest 2 would truly consider this factor. I remember that either Tower 1 or Tower 2 suppose to be a RumaWIP?

for the location and price overall is a good buy... but the layout is really catered towards dual key concept. when you see the entrance of the master bedroom then you'll know

was planning to get for own stay but that one aspect threw me off

Update upon parking ya.

Will be two entrance for the parking

One speed ramp all the way to level 3.

The parking level will be divided in to
3 , 3a , 4 , 4a etc but is not whole floor.

3,4,5,6,7,8,9 are under north side of the service apartment.
3a, 4a, 5a, 6a, 7a, 8a, 9a are under south side of the service apartment.

Example you're on 3a, speed ramp all the way up and turn left. That's it.

Investment need see purpose and expectations.
Different project suite different investor.
Your prospects for holding and surrounding communities for future selling also quite important.

Example :
A township development. Suitable for strong holding power investor as they able to hold until the project maximize its value after the whole township complete. Usually earn double. But need hold longer duration depend on the full plan. Not suitable for those who expect to let go around 5 years.

Handling rental around old Klang Road, prospect usually come from Sunway , PJ and Bangsar.

As I know Sunway Geo area, 300sf room rented around RM2200++ old klang road area is their second option.

Many prospects coming from those who work around PJ Newtown and PPUM area as well.

Bangsar South and Mid Valley worker also a lot.

Yes. The hotel is Marriott which is offered by bloomsvale. And also a shopping complex which you can see at the opposite

Thanks for info. Actually i plan to buy for own stay. Jz went to sales gallery, found that the living hall quite narrow, wondering can put 3 seat sofa onot. The master room door right beside the entrance, and seem no space to put the shoe rack. All 3 room is dual key design mainly for investment purpose. The office lot is reserve for developer use. Jz wondering is it suitable for ownstaying onot. Anyone is buy for ownstay use ?

for me living hall is quiet big, it just that when u see in sales galery its look narrow with all unnecessary thing.

I don't know what to say about the showunit... ID overdone until cannot really see the unit and dimensions. But overall if look at the layout it is quite ok.

Yes you are right, especially the living hall and kitchen area. After viewing the sample unit, hard to imagine how big is it and can fit those furniture or not. The sample unit size is diff with the scale model and the layout plan.

For me personally i cannot accept the layout, especially for the master room entrance. Its really catered for dual key concept. I'm also buying for own stay

I've asked agent whether its possible to seal up the entrance and hack the wall somewhere in the middle of the living room for a new entrance to the master room, but according to him its not allowed

Talking bout the largest layout btw, forgot which type

Maybe someone else can double confirm here

This is something i worried about. Anyway, buy nest 1 sub sales is better. At least ntg to worried as long not getting the car park at high levels.

Feels like this project will be more investment-oriented which caused the ratio to be at least 70% investors. Thats my only main concern.
(Anyway, I have also booked a Type A unit for ownstay, but since it can be fully refunded so I am still surveying.)

Yes the showroom have too many unnecessary fancy stuff. I went to the showroom, basically the floor plan should be correct if compare with the brochure floorplan. U just have to imagine the showroom as bare unit. The SA told me is unfurnished unit but come with 3 airconds, sinks, toilet bowl amd shower. Cant rmb the exact thing provided.

You look for the Nestcon office sign. It is at one of the block of Tiara. Entrance at the ground floor.

It depends on the developer can be apply to be under HOC or not. Alot service apartment also able to get HOC. As long as its for residential use will do.

I stayed in R8 many years ago. The design is pathetic. there is a good in middle of the unit that connects to the main unit. In short, can hear every single noice from the main unit. As a tenant, I find dual key with this design a scam, its rather a room then to be called studio unit. I moved out after 3 months.

When selling, buyer were being told it’s only 9 floors.

Turns out, there’s a mezzanine in between and immediately became 18 floors of parking to be exact.

Hi, did anyone are still waiting approval loan of bank MBB? i was waiting 2 weeks already and agent told me that there have a issue for bank processing loan. and told me that "so far still don't have an units are get the loan" shakehead.gif may i know is that true?

Heard that their limit is full. So have to wait a little longer to get it done. I'm waiting for MBB also.

The low rental yield of surrounding condos.
Example the Nest 1.
Low transactions, subsales demands is low here, unproven appreciation values.
The building materials given and facilities doesn't tally with the prices. The rest of details shall let the buyers to find out themselves, but not spoon feed.

Seems like there is a few of illegal property surrounding. Though they said won’t have new development around....anyone knows is it really illegal of freehold units?

Very doubt on the greenery along the road from KFC toward parklane. As can see the road is narrow.. along the side got alot houses, old shoplot, old factory, petrol station. Dun think possible. And also river of life is behind bloomsvale. Dun think the greenery thing will extend until to the opposite road. This is my opinion .

I got no confidence with Bloomsvale project, any commercial development with mall/retail near to Midvalley, high chances of failure. 🤪 Millerz, 9 seputeh, etc..

2) Low density, Nowsday many high rise condo n high density. Even Esxim millerz smaller size ,high price n high density.
3) Strategic location even that area is end of okr n jalan puchong. But bloomslave mix development,4 star hotel will have potential bring capital appreciation n rental rate in long terms. Location centralized v 10-15min drive to sunway, midvalley, pj,bukit jalil,uog, kuchai lama,puchong near by city.
4) Weakness is lesser facilities compare other. But I think overall still acceptable. Some condo or services apartment offer more facilities because of high density unit number. So depend what you preferred.

Personally I think the price is cheap. Freehold unit n low density. Nest 1 sold 530sqf. Nest 2 just beside main road n sell rm520sqf. Imagine how it goes after 5-10 years later. House price sure boomup again. For those still look n wait property price slash down is just a dream in life.

heard from my sa that people staying around can also take bloomsvale shuttle service to the mrt n lrt nearby, but maybe with a charge for outsiders, don't know if its true, did any of your sa tell u this?

IMO a SA will tell you anything to make a sale, proceed with caution.

Even bus v 1 way direct to LRT station,will you willing take bus v shared v crowd in long term⁇ Taking grab is very common Nowsday. It also depend individual preference n where do you prefer to stay.Some people dun want drive because of jam. If you have spouse or partner stay v you, then you can ask them free drop you to nearby public transport station whichever convinient.

Frankly to say , If my place got lrt , most of the time I will drive also one. Secondly, may be they dunno. If we take lrt or KTM to work. We have to make sure the station is the first few station of the route. Otherwise, everyone when the door is open... Full... Then have to wait again...

Same too..i prefer drive rather than take LRT/MRT to work.
KTM service is the worst, even 1-2 station. It might take you to queue 20min-40min.
Some people dun want to drive because of Jam or parking issue.
However, most of KL people still prefer drive rather take public transport. More convenience & more comfortable and avoid for crowd and pack like sardin. dry.gif. Anyhow any nest2 buyer group to join?

More or less about there , and also depend on the facility provided. Facilities provided in this project are not many, so 30 cents still reasonable.

Citizen 2- 0.33 psf
Petalz - RM0.35 psf
Bloomslvae - RM0.38 psf
Platinium Arena OKr - RM0.33 psf.

All these maintenance including 10% sinking fund.
Nest 2 - 0.33(0.30 + 0.03) including 10% sinking fund is fair enough.
I have been doing many survey.
Nowsday condo with 0.33 is common & average maintenance cost.
Imagine you stay at bigger size 1000 sqf x 0.33 = rm330 have to paid per monthly commitment + installment etc.

This is also a reason why I choose landed over condo as I’m not a heavy facility user, hence paying MF is kinda an unnecessary added cost on top monthly instalments. For heavy facility users it should be good.

Hi. Quite a number. If north it would be Rawang and Kundang side. If south it’s semenyih. I choose rawang as it’s nearer to north and easily accessible to PLUS.

Rawang,semenyih,kundang is very outskirts from kl. U need paid toll n petrol n stuck in long hour traffic jam. I think 1 way 1-2 hour plus travel is very normal. I have friend bought rawang n regret because of all these factor.

Petrol subjective to what type of car you drive and style of driving. I’m in bkt jalil area, to go to my workplace in KL I need to pay at least rm5 one way. Two ways rm10. Hence won’t a difference for me. My work requires me to be in office by 8 and 3.30pm can chow ady. Hence off peak period. As I’m first home buyer, it’s always a dream to get a brand new home. With all these in mind, Rawang fitted well.
500-600k hard to find within KL area unless really aged Subsale house which you got to spend more money to makeover it. Rawang is a big area. M2 and BTP have terrible connectivity hence if your friend stays there then maybe that’s why he dislikes the place. Moreover since I’m kinda fed up with rise especially during this pandemic where residents do what as they like. Most of KL roads are pretty jam during peak hours hence it makes a little difference. There is no perfect locations. By the way, hopefully you will get your desired home too. Cheers.

South side apart from Semenyih, nearer to PLUS and ELITE highways can consider Nilai. Sime Darby is launching double storey 20 x 60 for under 600K, the Project call Dayana. Very good location just nearby Nilai Toll Exit from PLUS.

30 min jam still better than 1-2 hour plus for traveling. At least save your time, stamina to travel. If your home far away from office,what if emergency case n you need to meet friend at KL/PJ area. You still need stuck in jam or travel for long hour. OKR might be jam, but nest 2 can pass by taman tan yew lai exit to OUG/KL or turn into Kesas highway. Furthermore easy access to PJ n Sunwsy. Opportunity cost my friend.. got to choose one that you desire by letting go the other best alternative. From what I researched Kota kemuning jam is also bad during peak period plus leasehold. Good point matured place. Setia Alam not sure. So Buloh not much new landed prop. Well again, different people different POV. no difference bro... those are not anywhere nearer to cities... and u should be long time din travel those locations during peak hours... sometimes worse than rawang nilai etc... and like i said, might as well just stay condo in KL areas je... lol... if cant tahan the travel... and 30mins is minimum... the 20 years i stayed in KL... go work at KL mostly need 40 mins per way....

Bro, I knw kl /pj area sometimes worst jam but still much better. At least I still manage to find alot of alternative way or highway to avoid the jam to my work place. Dun forgot u have GPS or waze to plan your drive.

I think we are on the same page. Ive been doing a research for about 3mths to find the best landed within that price and good deal. I find that south area seems to be strategic location to settle down. Nilai is a strategic location. Just beside PLUS where you can travel straight away to KL. Dayana just released last month 20x60 with the price of just 417k ! Mature neighbourhood and got everything aldy. Aeon and bla bla. However, i find that nilai lack of future development hence less upside. But yeah i property you cant really expect what going to happen in 10 years. Other than that dengkil/kota warisan/salak tinggi also is booming. Few big names developer such as SD,Setia, Mct,LBS, Glomac, Sunsuria. Future demand will come from cyber and putra people whose seek for landed. But the price now avg at 600k. Somemore got mex2 connect straight away to KL. This is the good place to stay and investment. Been to puncak alam, klang, rimbayu. Really not interested. Aldy overprice. Semenyih got really bad accessibility, only got LEKAS. All in all. I wolud suggest you to take a look at Nilai and Dengkil camp.

Considering it is quite near to pavilion bj and kuchai lama, I doubt big company like kp would invest so much in that area if the place is what they so called ‘place where birds don’t lay eggs’.

Both listed company NESTCON n Kerjaya HQ office will be there in future. Curious why it call bird dun lay egg place. Then how about kuala selangor, semenyih, kajang, rawang, puncak alam, dengil place? Near n easy access to puchong, seri petaling,bukit jalil,TPM, PJ, Sunway,Subang, Midvally,Kl, Kuchai lama, OUG mature township too.
