 Question on demolishing

Hi guys,

Just bought a corner lot house. Previous owner extended the side without obtaining any approval.

I would like to demolish the extended part and revert the house back to its original structure. The demolished area will be turned back into a garden.

My question is:

1) Do I need local council approval to do this? Since the town council have no record of any renovation to the house and I'm reverting back to the original structure I thought I don't need to waste my time and money going to them for approval. Please correct me if I'm wrong.

2) How much should I budget? Ballpark figure will do... The extended part is approximately 20' x 40'. Only ground level. However, the roof is also made of concrete (balcony on top). I intend to demolish everything including the balcony, column and the concrete below the ground so I can have a garden.

If is not the main building, it should be ok.

You need to take note that during the construction, the extended beams are linked to main building. Get proper advise from a civil engineer b4 work.
