 Property agent charge 1% buyer fee. Normal?

I have a house viewing in damansara heights this morning by a property agent and surprised that he told me there would be a 1% buyer fee charged by agent if deal.

I thought agent only charged 3% from owner?

Is it a scam?

Pls advise

Ask the agent what the charges about? why 1%? Agent comm usually 2/3%

So in this case the seller doesn't want to pay 3%? Unlikely. More like the agent wants to make extra $$$ from unsuspecting buyers. The seller usually bears the agent's commission for sourcing potential buyers. Just try to look for another agent or find some way to contact the owner directly.

Agents can only claim from their client. If both side are their client, they can only choose 1 side to collect the fee. If he represented the owner, he only can get from owner

Should just factor into the selling price. Don't bother potential buyers with thse issues.

Agent collect his fee from the principal who has appointed him. It can be the seller or buyer.

If you have not appointed the agent to secure a property, then there is no fees to be paid.

2-3% from selling price, which is usually the booking fee paid by buyer. Seller / buyer won't pay agent anything until property is sold.

Sorry i actually wanted to ask do buyer need to pay 1% COMMISSION fee to the property agent?

Is property agent supposed to collect commission fee from buyer?

An agent CANNOT collect his fee from the buyer even if the seller refused to pay his fee. His only recourse is to take legal action against the seller.

If is agreed prior, there is no issue.

If I dont appoint the agent, I dont expect to be pay fee.

Just like if i bought a fridge, i expect inclusive of delivery unless otherwise stated that is payable.

I viewed quite a lot units in Johor before MCO. All charge 1% to buyer and most charge another 1% to seller.

By law, the agent could only claim commission from Buyer or Seller but no both side.

In Klang Valley, normal practice the Seller who is the party to pay commission to agent upon the transaction is deal.
There are also cases where the Buyer pay commission to the Agent with the condition that the Agent will help the Buyer to source property on behalf; but must be agreed by the Buyer in advance.

In JB and P.Penang, there are different practice.
The agent will claim 50% from the Buyer and 50% from the Seller.

This is what I know so far.

normally buyer doesn't pay any fee to agent. only booking fee will be paid if you wanted the house (part of your 10% downpayment btw)

if seller only offer 2%, agent can turn down and dont accept the case. i see many agents accept it and ask another 1% from buyer which the seller doesnt aware of it. by asking another 1% from buyer, eventually this will reduce the willingness of buyer to buy it.
