in another 10 20 years no youth will be able to buy condo anymore.
it will become a renters market. stay strong TS, hold for another 15 years you will suddenly ++net worth overnight.

unless more lands are opened for condo/residency la.. which will definitely happen. Just look at our empty landmass in malaysia lol

If you bought early 2010s, then you gained a lot. (My colleague's house appreciated 2x)

After that, its already stagnant... and now oversupply (RUMAHWIP, PRIMA, etc) and many campaign (HOC), so it is much harder to subsell.
*
if you bought early 2000s you should get 3X already

from rm190K+ to rm720K before covid. normal terrace house 2 storey 22x75

but at this current economy climate wanna dump at rm450K also ,dunno whether can get genuine buyer or not

Who knows why housing loan interest are reducing balance type and cannot be fixed split? Nowadays people buy 5 yr sell buy 5 yr sell. In the first 5 yrs, buyer pays jackshit on the principle, that's actually alot profit for banks

and that's how bank money boss cool2.gif

not just rent out. if more than 5 years, should also consider refinancing the home loan. Get a fresh 35 year loan, to lessen monthly commitment. If TS can rent out the condo for 2k, he will already fully cover the loan + maintenance fee..
*
boss, puchong condo rm2K monthly can consider atas already

u will be lucky if anyone wanna rent at that rate

some owners really funny lah monthly loan+maintenance fees must be sama for rental fees

no wonder many pukul lalat

i give u simple example lah ok

koi prima many wanna sell at >rm320K . some even wanna sell at > rm450K

but monthly rental only around rm1K

supposed to be monthly loan rm1200+ and maintenance fees is around rm200+

nowadays u kenot kira that way anymore

u will be lucky to get a good tenant these days

consider refinancing your loan first to lessen the monthly repayment burden.

then consider renting it out, while you move to another place. Suddenly, your mindset will change from selling to keeping.
*
yes , move to fader mader place no need to pay anything

otherwise need to pay for two house

So many waterfish pay rental higher than monthly installment?

I didn't say rent out at 2k. Rent out lower than monthly installment. Say 1.5k. That's how rental used to be in old days. Landlord help the tenant get a place to stay, tenant subsidize landlord's monthly installment. But nowadays people trying to look for waterfish to rent at price higher than monthly installment. If rent is higher than monthly installment, better buy lah  rclxub.gif
*
tell you what lah, some condo owners either greedy or didnt read the market properly

fact is, puchong doesnt command high rental yield on condo, no matter how much gold basin pipe you install inside the condo or u put new ac kah 75 inch 4k tv akah apa kah...

anything above rm1.5K surely harder to get good tenants these days

summore at this current economy situation? good luck

*
dia ckp

skrg ts byr monthly rm2K

bikin refinance rm340K after that reduced to rm 1.4K+ monthly

but the thing is rental still below monthly+maintenance fees+other fees

so still negative income for the time being

summore if see future growth too many condos around the area I am not sure when can reach rm2K p.m.

it's the flawed mindset rental rate must nearly cover loan payment that pushes ppl away from renting

that's why

last time can lah when apartment/cheap condo under rm200K

anything rental under rm1K still a safe bet

but when u also struggling to pay rm2K monthly payment to the bank and u expect tenant to do it for you lol....

Invested in one condo and collected the key recently, my main purpose to flip for quick cash but unfortunately market is bad and hardly to sell now to make profit.

So in your opinion how long do I need to hold it before I can sell it off with handsome profit? The condo is epic residence bukit puchong, studio unit 624sf.

epic residence I think

I got 5% rebate only and hv to serve interest. But developer gave better offer after with 10% rebate. Lucky the developer can deliver ahead of schedule and save us some interest. But the price quite steep and very hard to sell now.

Now I get tied up with this condo already and pray hard my job will be stable. Else once I lose my job I will bankrupt immediately.

Refinance> reduced monthly commitment> find waterfish who is willing to pay rent so high.
Edited: I got the figure wrong sweat.gif

From the landed house thread TS posted, he has the habit of buying property in unfavourable locations at inflated price.

But since he can afford to pay the installment then it shouldn't be any problem. In 20 years time those unfavourable locations could turn into a proper city.
