Hi Sifus...
Any new developments in Cheras/Seri Kembangan/Serdang and associated areas for price less than 85oK +-? Please do suggest here and will take it from here........
Preference: 1- Chinese-dense or mixed 2- markets nearby 3- no concern on jams as mom will travel off-peak hours 4-not necessarily new, but not too old if its subsale (ideally less than 5-10 years is ok) 5-can reach brickfield within 25 km

these days new launch landed within that radius... even 1.2mil also kasi habis bro... kinrara and bandar puteri new launches also barely below 1mil... so you can do the math... there might be some new development within your budget but there are reason why they selling at the price you able to afford...
best bet still subsales which you can try to press for desperate owners to let go... 5-10 years actually means the property comes from bull-run era... might be overpriced and the owner may not paid alot to own one unit especially landed...

I came across this thing called Serlesa Villa in Serdang, went to the site which is close to the new village.
Need to assess the traffic conditions, there are markets and schools nearby though.
