Hi Fellow Sifus,


Wish to ask is there any new projects coming up around Serdang / Puchong / Bukit Jalil?
Budget around 400k, 2 parking lots & 2-3 rooms preferable.


Appreciate if there is any suggestions.

There are many new subsale in the market ... can view, can choose, can nego (some below or equal snp price) and a peace of mind that confirm can move in.

Buying off plan is 'good' if money is an issue.

Hi Bro, Thanks for the feedback, a rookie question here, as you are saying Buying Off is good , what do you meant by that? as i know subsales have to gaodim the legal loans and etc etc whereas New projects might have better package in terms in pricing?

'Good' is like what you mentioned..cost kaotim.

In term of package pricing, I wont comment as is individual perception. Nothing from developer is foc including interest on late payment. You have to consider whether you can see the building 3 years later.

Not frightening you, but that is the package risk.

If you got cash in hand can go for this newly completed project at below launching price. Can move in stay.

Twin Residences
Low density condo but many units from the lelong market to choose from now.
Price around 300k for 870sqft unit and below 350k for above 1000sqft unit.

But 2 rooms is around 500k+ iinm. Slightly over your budget

You can register Rumah Selangorku in USJ, from Sime Darby. Launching date still unknown

I am not sure their project in putra height is it fully sold

Compare with Twin Residences. 20+ units out of total less than 300 units. Almost 10% units here can be found in the lelong market.

New project have lower entry cost, but nett price still higher than subsales in generally.

As what others mentioned, Nothing is free from developer.

most probably due to different sales package... twinz been selling at more cash back package i think... while ohako i think maximum also zero down payment and comes with semi furnished when they launch the second block... also i think that time the hype of ohako overshadow twinz which both developers also abang adik in term of fame in the market... lol

Why not consider Shorea Park by OSK ?
New pre launch, 915sqft at 430k. 3 Rooms.
Free all legal fees, just need to pay MOT.

I would think the same, the entry package may determine the profile buyers.
