 SUNWAY AVILA VS THE VALLEY SETIAWANGSA, Help me to decide which one to choose.

Hi everyone.

Im currently looking for own stay around setiawangsa and wangsa maju and both of this project is play around in my mind. For those who already buy a unit for sunway avila or the valley setiawangsa can share your opinion from all aspect for both of this project. After visited show unit, its really hard to make a decision right now hihi. Appreciate can hear opinion from everyone here smile.gif

And which one will have a good market value if want to sell in future.

For lifestyle wise, perhaps one should go for The Valley has it has more facilities.

For convenience (especially if you use LRT), Sunway Avila might be better choice for you.

I second this.

The Valley to Setiawangsa LRT is not walking distance.

And Keramat/Setiawangsa is predominately a Malay area. Appreciation for a racially dominated neighbourhood tend to be worse.

Disclosure: I bought The Valley because it's walking distance to my parents' house.

I visited both also, end up I take Sunway Avila because long term wise Wangsa Maju area more potential compare to setiawangsa, as WM have multiple rental options and more convenience.

One things I don't like The Valley is leasehold, high den compare to Avila and next to The Valley is sewage ponds😂

For own stay, I looked at each residence density and road access from the main entrance. Plus potential future community/neighbors .

I end up with Avila. Can pm me if want to earn some referral money.

So far the influx of condo supply Wangsa Maju with the exception of Wangs 9 (too high end) area is well absorbed, in the newer condo Season Tower/Irama/Infiniti there are not that many empty units.

Not sure about next 5 years though. Quin, Lexa, Fera, Avila M adora all coming onboard.

And LRT is not bigger in term of it's operating capacity.

With the opening of MRT2 line, Kelana LRT line isn't the only option available to KLCC workers who wanted to use public transport.

But yes, looking at the current situation, it seems that the supply is a well absorbed by the market for now.

Yes i also think the same thing. Future wise for investment, wangsa maju area are more valuable. May Foreseen wangsa maju area become like elite town just like damansara since new highway will onboard later like SPE. How about built quality sunway ? its good ? artist impression can be exactly same with actual one. What do u think about it.

Skyworld is an advocate of QLASSIC standard. Most of their projects got 80% QLASSIC score even for their RUMAWIP project, quite a big feat I'd say (https://skyworld.my/skyworld-quality).

On the other hand, Sunway may be hit and miss. Some are great and others less great.

Surely you would not choose the condo next to Syabas??

No matter how good the location is.. The stink you'll get is really not worth it.
