 Eco business park 3 ( johor bahru), is this a good deal?

Hi, recently my business is aiming to purchase a 60x130 semi-d factory in eco business park 3 in JB. everything was signed and suddenly mco hit.

the SPA price was 1,9mil. before MCO we got a deal of 1,4mil. as mco hit, we cancelled the purchase as it just doesnt make sense to continue.

ecoworld has now counter-offer us at 1.2mil. we've also gotten a 100% loan amount so no need for downpayment.

main point of thinking is that. im pretty sure a lot of landlord who purchased during the normal price wont be able to continue the payment and we're looking towards a lelong deal.
would it be wise to wait or is ecoworld's counter offer consider a very good deal currently.

What number Jalan is the unit that you chose from Ecoworld? Got Jalan 1, 2, 3 & 4. And what industry are you doing? Are you using it as showroom or factory?

Jalan 2, facing big road.
Using for office and warehouse.

I think RM1.2mil is good price already. Lelong also cannot reach that price (there were some lelong units there previously). Lelong also need heavy downpayment.

But main thing is because you using for own business, if you think that factory and location will help you get more business, just go in only. I know some business owners who will buy more expensive than market value just because for some reasons (near to their client-save on logistics, already rented- moving costs will cost a lot). Focus on your business, as long your business successful, your property also successful.
