Hi,

As per title, can we ask the developer for Earthing System for Lightning Protection report/results once we get key for new house?

Or they didnt make any test at all?

I am very concern about electricity.

Earthing test is done on every unit, and when TNB comes for inspection, they will randomly select few units to determine it it meets the Suruhanjaya Tenaga standards before issuing supporting letter.

What is your actual concern? Is your home constantly tripping during thunderstorm?

There is protection. What we dont know is if contractor is following the specs from Suruhanjaya Tenaga or not.

I cannot believe this . that the developer do test on every unit .
and i am sure majority house will Fail .

the regulation recommendation is 10 ohms to earth . if i remember correctly

they only plant 1 cheap(maybe) ... rod in my house in subang Jaya . can get 10 ohms ? nod.gif

on the other hand .... i did not hear any get electric shock due to this.

If you haven't done your reno, than take the opportunity to modify the house earthing.

Plung another 1-2 rod to the ground. Front yard (away from the original) and backyard.

Run the earth wire to another wall socket or nearest DB.

Change the rccb to lightning resis rccb like abb. Put in the surge protector.

Than your house is well protected from lightning for the rest of your stay.

Believing is up to you. I have a team to witness every unit testing done by the contractor, while I randomly make spot checks during testing. I am also there in most times during TNB inspections. It does not do us any good if owners constantly come back to us with electrical issues. Why would we want to face problematic issues if we can get our inspection right the first time? I rather push that responsibility to the contractor to ensure testings are done for a peace of mind. At least if there are future problems, it will be minimal. I can only speak from my experience. I won't speak on behalf of all developers.

And yes, that is the requirement of ST in Malaysia.

its good to know some developers have strict quality control on this process.

Asking for a earth test for lightning protection report... I.e. Franklin rods / Faraday cage lightning protection system ..

Not electrical earth..

Pls reference your ST requirement for Lightning protection system..
