- easiest way is by agent, multiple agent can get buyer more quickly, dont use the exclusive agent( will only use 1 agent, mean u cant find other agent once u sign the form). agent fee if based on law, should be 3% + sst tax. but this normally will be paid by buyer. meaning buyer pay 3% upfront for agent fee 3%. u get 97% from the total sale.


- the best time to start advertise/find agent should be few month before u move out. time time taken to complete the name transfer including bank release etc is min 3 months. start from buyer sign the offer letter until completed the SPA and the bank transfer if ur title is freehold and no restriction. if not, then 6 months.

- if u want to sell it urself, u might save 3%, but lil bit hassle, u need to entertain buyer, u need to find a lawyer urself, as for the bank, u can ask ur buyer to find themself,

- for the price of sale, this is depend on which bank, as the bank will find their own valuer, to value ur house based on market value. normally agent hv good contacts with bank and lawyer and can fetch higher market value , so that u can sell it below market value, that might be plus point to the buyer

- to get fast buyer, u can try sell it below market value around 10%.
