Hey sifus, I need some advice as I'm not sure what is the best way to sell my house.

I've purchased a new house which expected to be completed mid next year. Currently I live in an apartment which I bought 5 years ago. So, here are my questions:

1. When is the right time to sell my current house? I will move out once the new house is ready.
2. What should I do first? Engage agent? bank? Advertise in mudah and find buyer?
3. Sell through agent or direct to buyer? Which one is better & faster?

easiest is look for agent
most of the work will be taken care of

but timing to sell house now or within 1 year is very bad, prices have weakened and many sense that it will weaken further, especially after bank started to collect their monthly repayment

if yes...try consider rent it out...


then..after economy recover..can consider selling it

Sell at highest price and shortest time are mutually exclusive. what is "the best"?

property transaction is a zero sum game; what is better for vendor is not for buyer and vv.

normally how much percentage for agent ya? ya, understand the prices is fallen right now. i mean if i can get my target selling price, i would let go. it just that should i start finding agent/buyer now or 3-4 months before i move out?

Start advertising now!

It is better to sell off earlier and need to find a temporary place to stay before your new prop is VP than to be stuck in two properties much later on.

But the hassle is you may need to move in twice.

the easiest way is to just contact an agent..

especially if you're a busy working man and dont have time to do it yourself.

Once you receive the key & start renovation. Let say renovation take 3 month from January to March..

you may engage agent to help you to sell your house at February/March..

if im you, i will let agent to publish For Sale on January and may negotiate with new owner that you will move out at march..

too late to start in Feb/Mar

it takes time to find buyers, viewing
arranging loan / landoffice search / lawyer / paperworks / transfer alone will take 2 months at least

- easiest way is by agent, multiple agent can get buyer more quickly, dont use the exclusive agent( will only use 1 agent, mean u cant find other agent once u sign the form). agent fee if based on law, should be 3% + sst tax. but this normally will be paid by buyer. meaning buyer pay 3% upfront for agent fee 3%. u get 97% from the total sale.


- the best time to start advertise/find agent should be few month before u move out. time time taken to complete the name transfer including bank release etc is min 3 months. start from buyer sign the offer letter until completed the SPA and the bank transfer if ur title is freehold and no restriction. if not, then 6 months.

- if u want to sell it urself, u might save 3%, but lil bit hassle, u need to entertain buyer, u need to find a lawyer urself, as for the bank, u can ask ur buyer to find themself,

- for the price of sale, this is depend on which bank, as the bank will find their own valuer, to value ur house based on market value. normally agent hv good contacts with bank and lawyer and can fetch higher market value , so that u can sell it below market value, that might be plus point to the buyer

- to get fast buyer, u can try sell it below market value around 10%.

i was thinking the same but based on the feedback here, easier way is by through agent. a bit hassle for me to move in twice as i got 4 kids. sweat.gif

Use agent la easy

Yea you may have to forgo 2-3% of the selling price to agent fee, but thts the cost of marketing maa

For me, execution is more important than getting the best price, especially for such an illiquid asset

That’s just an example. If the market price is 270k, I’ll go with 270k. No issue with that as long as it matches the market price

Start selling tomorrow. You wont know how many months when a buyer comes along.

Inform your agents that you need to rent back the unit from the buyer until your new unit is ready.

The new owner gets a rental income and your family dont have to move twice.
