 Dorsett Hartamas, Is it worth buy??

My friend intend to buy dorsett REsidence at Federal Territory for investment or Dorsett Subang. Is it a worth buy?? Understand it is a freehold service apartment. The 4 highways are nearby. Only 190 units My friend has to make decision fast.

Location is good. Very close by to MK, Publika, KL MET.

the developer is excellent in future pricing and many developers units still available a few years after vped.

yet u asking why HTC so bad?

just say it's bad for long term exposure...

if u stay less, let's say like few years only.. not planning for long term.. then be my guest to proceed to buy. No one is stopping u.. flip later if u managed to sell.. don't thank me if u sell below what u bought innocent.gif

I didn't follow the topic that's why I'm asking here.

The landed houses along Jalan Sri Hartamas 3 also very close to HTC.

So my question is, if stay on high floor it is "further" than those houses.

So how does it affect you?

Malaysian here mentality. No issues if you buy for your own stay, but if you want to sell it off later, itโ€™ll be tough. A high percentage of buyers on the market wonโ€™t even consider properties nearby HTCs.

worth or not u have to evaluate them against the 7 area
1. pricing of this product vs the similar product in the same area / neighbouring area
2. rentability
3. target usage of the property - airbnb/short term/homestay/room rental/regular/own stay
4. target renter market - local student/international student/local working professionals/affluent working professionals/expats
5. demand and supply - understand the competition by analysing the direct competition and indirect competition (also call complementary product)
6. catalyst - what would help push up property price/rental/rentability
7. cashflow

after research this 7 area then you will know if it's worth buying or not
