I'm planning to redo roof tiles on a 30 year old subsale double storey semi-D (vacant currently till reno done). Major renovation 8-10 years ago. BU 4k sf.
Previous owner roofing was not done properly with the GF roofing not having any flashing (cemented to the wall) and the damage of the leaking at the patio ceiling is obvious.
There is also ZERO gutters.


The initial 3 options I thought were :
Option 1 : Most expensive (I guess) is to redo the whole roof – replace truss and tiles
Fortunately the contractor who has inspected said the current wood truss is still in good condition. Thank god, can save some $$$ on truss
Option 2: Replace damaged tiles + flashing + Repaint / Respray (not sure if roof tiles can respray?)
The ID company I’m in discussion with mentioned they do not provide nor recommend painting the roof as they mentioned it can cause the roof tiles mechanism to be disrupted (not sure how), causing leaks? Is this true? I’m thinking option 2 would be the most cost effective
Option 3: Retile the whole roof (maintain existing wood truss) + flashing
Need some advise from sifus here on :
1. Is gutter for the whole roof really necessary? As the perimeter is very long, I’m considering only doing gutters at where the water splash maybe significant and to cut down some cost
2. Looks like it’s only option 2 and 3. I was quoted a massive RM50k for option 3 (sorry, I don’t have the total area yet, will ask my contractor):
To dismantle, dispose, and supply labour and raw materials to build new roofing included:
i Fascia board
ii Roof Gutter & down pipe
iii Concrete roof tiles (monier elabana) and necessary fitting
3. No mention of insulation in the quote. Is it possible to install insulation if I keep existing truss? If yes, what would be ideal (mid range budget) for concrete tiles + wood truss?
