And my contractor told me they will put zinc sheet underneath the clay roof tiles then only foil sheet. The zinc sheet supposely to prevent leakages. Legit? Of cos they will patch back all leaks while doing so.

The biggest problem with underlayment is that If a contractor does a bad job installing your roof as u would never notice leaks until your underlayment gives way.

Not done yet, around 9k+ normal end lot but many slopes sweat.gif
roof tiles not included, just patch back or change on my own cost
i did not ask about brand of foil & zinc sheets, care to share what brand is good?

not a pro to recommend foil sheets but Monier and GCI have their foil sheet products. many different specs so depends on your budget.

Yes, to removed existing tiles put foil+zinc with some timber work for support then put back the roof tiles and patched all joints.

Most of the leakage caused by joint, valley or roof tiles material give way after years, and also the not so quality frame/ battern deflected.

Im in pretty much the same predicament, and sourcing for contractor to either replace my roof or repair with zinc.

Dah sakit kepala dah...its really costly to change the entire roof (40-45k, subang area)and still not sure if future leaks. I think most likely batten problem, bot most of them would want to make money right, climbing the roof and doing a small job is not cost effective for them, hence most recommend to change a larger potion.

Prior to this I have also made could of minor repairing using foreign contractor, but nothing lasts. Tkasih!

With current rainy season put on hold. Btw what is your roof size? 40k is rather high.
