JB I don't dare to stay those without gated.
For bukit indah and Iskandar area, the better township would be Horizon Hills and Eco Botanic.

I think even Avenue 8 is better than the location u listed.

Bukit indah itself where got jam? I feel the roads here are too big for the amount of cars here.

The place that jam only start from nusa bestari to TUTA and Taman Sutera.

The only time it jam its during pasar malam on Wed night

I travel jb frequently and i found the best places to live is nearby city area, danga bay area, mount austin, bandar dato onn, taman molek and permas jaya.

Reason is these areas have the best access to shopping centres, the city and famous jb food.

Woodlands checkpoint is cheaper too if driving in. And if jam, usually can cross by foot. Tuas checkpoint impossible to walk by foot and gotta pay rm20 more everytime you cross due to the toll booth.

that's the point of staying in bukit indah area as some ppl want to avoid those crowded places which get flocked by JB ah beng ah lian and sinki during the weekend.
heck even aeon bukit indah also get flooded by sinki during the weekend.
but of course most ppl stay in bukit indah and iskandar area are transiting using tuas la

days of going to mall during the weekend is over for me, of course once in a while maybe like twice a month i'll still go to east area like ikea or the new midvalley, else i'll just go around west area, there are some recreation places here too.

most props nowadays hardly can get positive cashflow 1 la especially for landed, but some housing area here not bad for rental rate pre-mco, now not sure.
but i agree that prop investment, KL is definitely better

700k+ semi-d hard, i know an unit in gateway sell for 900k+ last year, now not sure.
now all new one like woodlands, 800k can get u a double storey only

ya, i quite like bukit indah area, no flood issue, the serenity, not too crowded.
i dunno why so many ppl complain about the traffic here, never face traffic here before except the nusa bestari road to sutera or TUTA

u stay in JB no car meh, where got far from supermarket?
few KMs to aeon and tesco, then 10+ km to the newly opened NSK at Big Box
