How to calculate 580 - 600 ? Why i calculate more higher psf?

RM 577850/807 sf = RM 716 psf
RM 583310/807 sf = RM 722 psf

i use above photo as example.

Ya, I based on the picture after 9% rebate also cant get 580 psf. Even based on 16-06, i reduced RM 16,000 (RM 1000/per floor) also cant get 580 psf.
