For these Past 2 weeks progress has been slow, I wouldn't deny that there is some hiccups due to site constrain and also limited materials in stock post-corona. As construction work begun in the country, a lot of materials im looking at are running low or not even in stock anymore. I've experience it myself singlehandedly

Work for Plaster Ceiling has begun, but the challange was to get the right air conditioner specialist (not from my main contractor people) to come and install the desired air conditioner (Ceiling Ducted), also needed it to be a smart long ducting aircond (Control Via App). Manage to finalize Samsung as for the aircond selection.

Below are the Ceiling Ducted catalog for you guys to refer in the future :

Normal Site Problems (Nothing too serious but hope you'll observe and take note) :

Miscommunication with "DNS" (Not Real company name) could even still have mistakes on tiles delivery.
Have the tiles delivery man wait for you together when you check the tiles even if he is in a rush.
Have them be punctual on tiles delivery slot. Not everyone has the time and manpower to wait the whole day.

Fenuni (Not Real company name) have sent some tiles but almost half of them were defect.
Takes another round for them to pick it up and also to send another batch in.
Because the 2nd batch tiles are slightly different in the color tone so they would have to send a whole new tiles again.

Will edit the post a bit more later and share you some small problems at site that you can take note of it !

Currently ur reno is expected to be 100k or 160k? Or been revised to other amount?

Hope you'll update us on this. I'm in the process of buying my first house andhoping to finalize it then renovate it. I learned a lot through your journal. It'a nice of you to explain the process. On the tile. I wouldn't even think of waiting and checking it, I'll keep that in mind when I buy mine. Good luck weh. I hope everything run smoothly for you.

I could share the previous estimate of other brand, now I have change to another brand,
It shold be about in the areas of RM 4,200 for the 2.5 HP unit only. ducting installation about 2 k (price is alltogether with the other 3 wall mounted aircond)

Hi there, From the looks of things, it will be the same 160k ++
I did ask other main contrctors, and the price is also about the same, cheaper in some areas, a bit more expensive in some areas.

Thank you, I told my ID the design theme of it and he did the rest.
Other inspiration comes a lot from photos on pintress app. you might want to check out the pictures there for inspiration.

Hey there ! thank for the support. Actually I just wanted a Quantity Surveyor or some lowyat experienced people to help with the costing. So apparently almost every single item is about market rate price. I just didn't want to get cheated and also if could be a better quotation.

Have turned this into a Journal so you guys can see the progress, challanges and anything else related to it.

2x2 Polished full height bathroom wall tiles for both toilets are up !

Installer usually not keen installing anything bigger than 2x1 tiles apparently, need more time and effort.
Am tired looking/having matt tiles, or 2x1 tiles for every single new project in KL.

Another week another journal update,

Living Room Plaster cealing is done together with the painted black trench
900 x 900 tiles are laid out nicely, everything is coming together now.

Light themed shared toilet tiles are done

Dark themed En Suite toilet tiles are done

Nothing much to highlight here, only that I'd advice for the contractor to have a good experienced tiling workers if you want to have a good job finish.

There was some delays getting the new tiles that was damaged during shipment. Advice you should always call them everyday to check on the delivery status. Coordination is key and you would need to rush them for sure.

Advice on some tiles that can be cut by a 3rd party factory for a clean edge (takes time,money and logistic to return it to site) or it could be done by a experienced cutter (with a grinder). Went for the latter.

- Next update - Carpentry - should be interesting smile.gif

I will definately share more once they have done all the work. Waiting for the wet works, flooring to be done completely before they can reume work again, next week tentatively.

The cost for the 3 wall unit aircond + Ducted Kitchen/Living Room Unit + installation was about 12 K
Had to pull every copper cable to the aircond ledge area by the kitchen (cant install compressor in balcony area)

Yes there are home solutions by samsung for ducted aircond. I'm happy to find out about it. Daikin wanted to charge arms and legs for their VRV Home solution (which is damn good) also for their long ducted concealled units. I manage to sort it out with other aircond installer.

Hi, finally could sit still and update some progress :

Downlights and T5 Led installed. Checking on the wiring to make preparation for the switches next

Light Color Vinyl flooring, supply and istall 6 mm SPC Vinyl click is done
Together with applying the liquid self levelling smoothen on screeded cement floor
(310 sqft total area)

- Finally the carpentry can start now, tolet fittings and appliances can be purchased and have them delivered white the kitchen cabinet is in progress

Update : I still have not been able to get my aircond technicial to share more info on the compressor and its configuration. Not an easy guy to work with doh.gif

Wish the sky is brighter but seems like we have once again ended up in CMCO, hopefully everyone is staying safe

Air Cond ducting for the kitchen & Living room is done. All (4) four Compresor is finally installed at the provided aircond ledge.
The grill for the ducting is also installed, as you can see two seperate grills, one (1) for supply air and one (1) for return air in the kitchen
also one (1) for supply air and one (1) for return air for the living room
Grill is finished with powder coated white instead of the intention black/matt black - to blend in with surrounding, and not to make it stand out

No special arrangement for a stacked/big compressor due to limitation in aircond ledge height, and also would require 4 HP for it to run even for a single unit 1.0 HP wall mounted unit

I advice you guys to have a really skillfull carpenter, one that can cut wood of course and also very important that he has worked with laminate procedure before.

With the help of my site supervisor (she handles the dryworks, very very particular person) things are done as close to perfection
Termination of laminate is done accordingly, Ensure all doors are alligned when opened, the alligment of doors to the frame/carcas, laminate gap between two joints.

I think my next update would be the completion of the kitchen cabinet, then the very last update would be the competion with the complete furnite.
I hope it is enough insight for first home buyers or anyone that is interested to renovate their apartment.

Expected Completion date would be at the 1st week of November.

The cabinet design was inspired form these pictures, because its a small apartment so i think i'd need some more cabinet spacing for stuff, things that you might not access daily basis

I requested to have the concealed air cond Type to have a cleaner look to the living room. Now that i know the unit price and installation, i am having my second thought. it would be too much for me, not at that price.

Price is without the tiles, i will buy the 800x800 tiles myself and they install them, similar to the style below (not the intended size and price)

I'd be happier to engage main contractor that has all the menpower under one roof. It would minimize the problems that could occur and yes for extra cost on top for ease of mind. If problem does, occur you would deal with one entity/party only.
