Defect Liability Period (DLP)

I open this thread to discuss everything DLP related. Hope to have further broaden our knowledge on this seldom-discussed subject.

So, from what I understand, for any defects, the developer is liable to rectify the defects - is my understanding correct?

Let say one wants to initiate a defect claim against the developer, what would be course of actions?

I mean, in what order?

1) Get a house inspector to list down defects
2) Submit the report to developer
3) or get the developer to send their representatives to inspect the house

you check & highlight which defect area/part and he will put the sticker on it...
after than you will have a copy of the defect checklist... and from here, take few months to rectify as now new condo all > 1k units...
developer will get their main con to do repair. during the time, you are no allow to do renovation...
DLP is i think 24 months from collect key. in between, you can still submit the defect claim, but if you have done renovation, developer may refuse on the claim if they think the renovation caused the defect....

I am past that stage already, as my house has been about 7 years... but there are issues that i could not foresee back then, latent is the word?
assuming that there is structural issue, how do I go about handling this?
