Thanks for the sharing here. I find that the posts here are very useful. I am also looking for a unit in MK to buy for own stay. But I have not done any site visit yet , merely research via online. My preference thus far is Kiaramas Ayuria (1604sqft), Kiaraville (1,594sqft) and MK Aman (1668sqft). Hopefully I can share more later after the site visit, and seek for advice from the experts in this LYN. 😁

All 3 also not bad choice . If u like quiet environment than ayuria . Ayuria 1600 sft has only forest view . Ayuria I like the 1,700 sft type . Much better view . Can see getting when the sky is clear . Kiaraville 1600 sft has limited units available . One unit per floor and at only at one tower . As for aman I dislike the car park which is located at another building . Just saome random thoughts on this 3 .

Tiffani is cheap nowadays . All mk condo is cheap now . Casa kiara 2 previously all above 1m . Now many listing 8xxk can get . Called agent and they say yes few units . Not gs agents ya . Genuine 1

Yes I noticed that recently the price of Tiffani Kiara dropped slightly more compared with its surrounding condo. Puzzled, as it is indeed a nice condo in term of location, design and amenities. Will continue to monitor this too. 😄

Hey guys. Glad I found this thread as I’m also looking for a property in MK area. Due to budget, considering newer ones.

I’ve taken a look at pentamont and Alix so far, and I think pentamont is the better pick due to location. Rental yield should also be higher than Alix which is at North Kiara area. Using Sefina and R22 as benchmark, pentamont seems like the better investment opportunity.

Thought about sub sale, but don’t think spending my savings in times like these is a wise move. Would love to hear your thoughts about the newer launches in the area!

Pentamont not a bad choice as it has access from Jalan Kiara 5. If access solely from Jalan Kiara 3 than different story .

Huh. Haven’t seen agile kiara. I’ll check it out.

Pentamont access from kiara 5 is very important for me. The kiara 3 road is actually terrible lol. Needs to be further developed. And it’s also single lane.

Alix is actually quite attractive, in terms of their rebates and all. Downpayment is refunded at stage 2a, and another payment of 3% at 2b. So all in cost is 5k only for booking fees. Referral fee is high as well at 2%, since my aunty owns a TA Global project. Just a shame that it’s located in segambut. Not as convenient as MK so unlikely to command same level of rent.

Still undecided for now, since it is my gf's first time buying a property. This will be my second purchase. I think if purely for investment, definitely got cheaper units with immediate rental return. Our intention is to buy a place that can cover for the mortgage for the next 5-10 years until our family is big enough to occupy the space. We dont mind paying some monthly commitments, but do not want it to be restrictive.

Need to do some research on Agile though! Been quite busy today with work so have not had the time yet. I think got new launch in Bangsar too smile.gif there are a few locations we dont mind living in, but MK seems to have a lot of pros at the moment.

Better to buy agile sub sale since it's almost completed . Can pick & choose what you want. Unless developer is giving very good promotion which you have to find out yourself.

Yes. Been spending my weekends doing research lately haha! Also nice to see the showrooms and units. But I think there are a lot of things that people experienced that’s not documented. Great to hear the feedback and experiences here.

It's all about how many properties you have view. The more you c , the more agent u speaks to the more u learn . No short cut . But it's time consuming.

But actually nowadays a lot of things can do online already. Can see the most of the units interior if agent does his homework & post the pictures .

Yup agreed. I’ve been doing both. Time consuming, but it’s a big purchase, so better put in the work haha
