I wanted to purchase my first property (not now but in the near future), is it wise to make it as investment? But if do so, i would be wasting lots of benefit as a first home buyer

What do you guys think? Which should come first, own stay or investment

Perhaps you can scale down to what's you need as that's no wrong or right for your 1st property on investment or ownstay but I believe you might be hesitating on choosing the right property instead.

Based on the current situation, I think the property trend will back to basic, I believe the demand for property with ownstay value will never been diminishing especially in those areas with demand for rental.

My two cents, rather to be restricted by the property price tag, perhaps you shall plan for your cash flow upon how much you set aside for property investment and your backup fund (ideally 6 months of the installment amount). This is my experience where back in 4 years ago, I thought I've bought a very cheap and undervalue condo in Setia Alam @ 250k (Market above RM300k) with a monthly installment approx. 1.2k. But unfortunately, because of too many supply of the same size condo VP within the same year in the same area, my unit has only been rented at rm700/pm after so many months. On the other side, my another condo nearby Mont Kiara is priced at 700k with installment of approx RM3.3/pm was rented out at RM2.8k/pm, within 2 months after VP. Thou the property price is triple, but because of it's location and the decent demand of rental, I'm paying the same amount of deficit.
