 Renovation Cost Discussion, 100k sufficient?

All sifu,

May I know RM100k renovation cost is sufficient for a landed double storey house 20x70 in Selangor area?

Basically renovation of the following:
1. Kitchen and bedrooms extension at ground floor and 1st floor
2. New floor tiles for up and downstairs
3. New wiring
4. New plumbing
5. Car porch tiling
6. Toilets x 3

Excluding furniture. Any renovation contractor with reasonable price and workmanship for recommendation within Seri Kembangan and Puchong areas?

It depends on the details of renovation.
Size, materials, complexity and etc.
Please get quotations from contractors first.

Some quotations may not include finishing materials like tiles, paint and etc. Please consider those.

If you have a strict budget of RM100k, please limit the wet work cost to around RM60k first.

Depends on how big your kitchen and bedroom extension. Since 2 floors are involved 100k is barely enough as you are doing others as well.

Electrical and plumbing can be costly as well depending what are u doing. 3 phase wiring? New power points? New switches? Etc etc.

In short 100k may be enough if everything is kept to basic. Otherwise I think u will likely over budget

whats the point of posting these kinds of questions here. its never accurate and a waste of time. instead u should go ask for quotes from contractors. they are all damn free sitting at home shaking legs.

Not enough estimated 150k-200k when I did mine.. I know one contractor in seri kembangan area. Many contractor out there do your survey

Hardly enough.

My quotation for same of similar size, in Johor thou, is about 90k ish, without electricity work and any kind of extension. Only doing master room, living, kitchen, vinyl flooring for whole of level 2.

Why are u so frustrating? Why so many people here want to ask for opinion for property investment, etc. Even got some ask what brand of electric appliances is more durable, don't you ask them to ask electric shop? Don't you ask them go ask finance investors?

Even u look for contractor, you need to find those with reasonable workmanship and reputable. How you get all these info? Through our kind forum users and friends here but definitely not u.

If u are so unhappy to see it, don't leave any redundant message here pls.

(within 5ftx20ft, RM15K-20K for both floor or add on RM2k-4K include a concrete tabletop)

2. New floor tiles for up and downstairs
(20ft x 50ft could be RM15K-20K for all 2floor)

3. New wiring
normally RM80-90 per power point, whole house maximum RM5K-7K will do for all power point and lighting)

4. New plumbing
(each point RM180, for a 2storey house, normally take out RM5K-7K almost same with M&E)

5. Car porch tiling
(20ft car porch could quoted RM6K-8K, included tiling)

6. Toilets x 3
(Each toilet normaly quoted by lumpsum, not by sqft. Normally include waterproofing, install tiles, replace toilet bowl, charged RM5K-7K each toilet)

Depends on what u request, and your budget.. haha..
