 When viewing subsale condo, which do you prefer

Viewing with properly furnished condition, clean and tidy, and best if it's like a showroom,

or in vacant/empty conditon?

What about if it's tenanted or owner is still staying there with all the existing furnishing and stuffs.

What's your experience?

Partial furnish..

i like if lighting good, ceiling fan

cabinet kitchen...good tiles

and of course..

Toilet must be super clean...


Fully furnish as bed,chair,desk etc...not necessarily..just make the condo looks small, crowded

Half empty or minimal furniture. But any condition also u have to check everything, don't shy event if its tenanted as you will be the one paying for all.

Preferably in untenanted units and partially furnished

Can do whatever you want and explore in detail about that specific unit. That’s my thought

If the furnishing is nice, good quality but pricing acceptable. That's good. Or maybe partial furnishing also ok.

And best if nobody staying there. Haha. It feels a bit awkward sometimes.. and their stuff all over the place. Can't see at all.

depends on who you target.

I sold my first condominium with full furnish and the buyer booked it during 1st viewing.

Then sold another landed few years later with all renovation done and offer as semi furnish. Sold after 2nd viewing.

Another one sold with bare unit to a young couple who prefer bare unit.

Agreed, even though I didn't buy any subsale unit in the end. But I have viewed a few before, including the ones which are currently tenanted. Dropped those in the end as I do not want to deal with this hassle at all.

I recall one unit at Lido Residency where 2 sisters are renting there. Imagine the shock on their faces when they saw me and an SA there viewing it. They were under the impression that they're renting it for 2 years but the rental agreement they signed was a 1+1 type, so that means the +1 part entitles the owner to sell/take possession of the unit as explained by the SA to them. Best to let them sort it out between themselves and the unit owner.

I always prefer to view subsales with developer's basic unit or probably less renovated unit. But mainly depending the purpose of my acquisition.

If buying for rental purpose, I prefer developer units whom provided air cons and kitchen cabinet with hob hood or minor appliances. Because generally these 2 items are the most costly reno for high rises. Furnitures are less expensive, so we can minimize the costs.

I am okay if the renovation was done before and tenanted, but sometimes quite hard to figure out the fully furnished items provided are in good condition because normally when we viewing while tenanted, the duration is shorter and tenant's privacy such as bedroom.

If buying for own stay, I always prefer developer plain unit or never stay by owners before. The subject of renovation fee within own savings is another subject. Unless I am confident I am acquiring the property at very good price and good condition, I willing to splash extra cash to tear down the dislike designed items such as kitchen cabinet, island bar, etc. I think I am ok to do for landed, but not sure for high-rise, probably will.

If to view something like show units, normally the feeling is very nice and wonderful but most of the time, beautiful design = not practical living.
Normally I will skip, providing the info that most such units are basically higher price than actual units.

Meet the landlord if possible. That will give you a feel whether you will get your deposit back or not in the future.
