 Help me if i should purchase a condo, basically if i should buy lumina kiara

Hey guys! I guess i can consider myself as a young adult, i've been eyeing on a duplex model condo in lumina kiara. But i am not sure if i am making the right decision, or are there better condo's in mont kiara that is around my price range, my priorities are basically the safety of the condo (whether the security guards are reliable and trusted) and it the location is haunted because i am most likely living alone. I know lumina kiara is right beside the toll which is the highway, and highways are known for being haunted hahahaha.. if anyone of you have better suggestions than lumina kiara, please help a sis out smile.gif (stating pro's and con's would be great too)

Its roughly around RM1.8 million, its freehold, its a 2 story duplex, and built up is 2552sf

Been to view Lumina before. Certain units do face the afternoon sun and can get very hot in the afternoons. Noise from the highway is audible as well.

Gym is not properly maintained.

Taking a loan? How much is the monthly repayment? How much do you earn?

Also, how about the maintenance?

Nope, not taking any loans. I earn about 30-40K a month and ive been saving up for quite some time.

The reason why im not considering landed is because my grandparents house has been broken into a couple of times before, and the security guards were useless! And alot of wild life have even somehow entered one of the houses nearby, their house is @ TTDI but i feel like all landed will have at least one of these problems.

When you buy landed you get a piece of land with the building. Land always gets more scarce. When you buy a condo you are getting a box in the air.

With that kind of a budget, look for a landed property.

in the next couple of months there should be some really good buys available.

If you think too far in future, it is better buy a condo size that is appropriate to your lifestyle or a small family size.

Condo normally tend to ended in not so nice environment after some years especially newer and more fancy condo appearing.
You can check out those 10-15 years high class condo and you will know the standard won't rise anymore and being overshadow by others newer condo

If you buy 2000++ sqft now, later you have change of heart, not many local able to afford it anyway and will be hard to sell when your unit is consider not happening place. If you really wanted to buy a condo, don't buy duplex. It doesn't show the big "wow" space like in 1 floor 2000++ sqft unit.

Of cos, if you happened to get a very very good price and you have the cash to hold it, no harm trying.

Btw if you afraid of living alone and scare of ghost, why want so big space? more spooky ler whistling.gif

But globally and locally the financial markets are very volatile now.

There is a lot of uncertainty.

While property prices have come down a bit, it might go down even further.

Maybe you are not so bothered by a small drop, then go ahead.

How about Parq Solaris or Astrea Mont Kiara?

Reason being both is very close to amenities (walking distance) and below RM 2 mil.

Buttttt I am not sure which is bigger, gotta check it out

Firstly, i want a big house (eg. duplex/penthouse) because i am also planning ahead for the future. If i were to purchase a landed property, are the security guards reliable? Or can you suggest a landed property area near MK that is safe and also no reptiles and other dangerous animals around? I guess if i were to buy a condo, i dont need to be concerned about dangerous wild life stopping by my house sweat.gif . But im not so sure of how safe lumina kiara's security is, but most condos do have better security.

Ah, why montkiara then? I think you can get a nice landed in Sg buloh side there. Tbh with 1.8 you might get a cozy house in ttdi/kota damansara.

I've actually lived in kota damansara bfr and most of my neighbours are very loud, literally no respect whatsoever, the security and safety however is really good! But i wouldnt move back to KD, the neighbourhood is also full of rats and my rooftop (in kd), was filled with rats too! I find MK, or even TTDI have respectful neighbours and definitely not nosey. This is based on my experience, maybe my prev house in kd was just unlucky.

Hey did you buy?

Don't listen to others when it comes to condo vs landed. Whatever works for you. I've stayed in Kiara since 2013, in a condo on JK3. It's fine. Jams aplenty these days but where in the city there isn't any jams laaaa.

Landed has its pulls but as you say, security can be an issue, but although condos too can have same issues although it's easier to contain.

I looked at Lumina today. Signing up on Monday. Hopefully by end of month VP is secured. It's the penthouse.

ONE advantage of Lumina over the rest you mentioned is access. Now, with so many condos on that road including Pavilion Mont Kiara, that access to Jalan Duta Kiara can be a pain in the mornings. Only one ingress and egress there. At least Lumina has one main road access.

Also, area around Lumina is matured as all plots are developed. The other areas have neighbouring plots still to be developed. Your current view is a concern.

Yes. I understand. If in this case you can consider the latest development KaMi.

Or,

La Grande Kiara, they have a very good management. Old building looks like new. JMB is their own residence, so they took really good care of it. I will advice u to take block B.

Or,

Look for new project as well, just beside La Grande Kiara. Now they are doing the basement / piling thing.

Good choice. MK is a fantastic place to stay. Once you stay in MK, you will be surrounding yourself with successful highly educated people. You will barely see a rempit .

Lumina is great. RIght smack in the middle of MK. Can walk to Solaris MK and damn near Publika and Plaza Mont Kiara.

Once you stay in condo, you are never moving to landed house.

I am staying in condo in MK and noway i can move to landed house. Landed is just plain old skool boring.

True it is mostly young sjkc crowd but it's very much a self contained township nowadays and the access has been improved by the DUKE highway.

The 3 areas you named are aspirational but all plagued by jam and sky high old money prices.

Actually I like DPC. But access can be problematic. The park is the biggest plus point for me.

Traffic should just be an inevitable part of living in the city, i think. Can’t argue about the pricing. I’m looking for smtg in MK as well, lots of up and coming new developments. Even considered the outskirts of MK, near Segambut , but again the crowd and that place is all factories and stuff put me off

Landed has its pulls but as you say, security can be an issue, but although condos too can have same issues although it's easier to contain.

I looked at Lumina today. Signing up on Monday. Hopefully by end of month VP is secured. It's the penthouse.

Hey! I havent logged onto lowyat in awhile but just saw your response. But no, I didnt purchase it yet. I've been waiting for the price to drop lower. It is slowly dropping tho, but im still not gonna rush into things yet! Hopefully by end of this year, I'll finally purchase it smile.gif
