Cheaper a bit in term of psf, but due to Saville layout size is bigger, so the selling price min also 600k.
One is new project, one is old project. Launching cheaper price. Sure will affect tenant there, which will choose new rather than old condo.

Just went to check this out.

2 rooms at 400k, 3 rooms at 500k. But surrounding is really nothing and beside sekolah agama. Worth buy? At 550+ per sqft, not really.

Went to check out the showroom today and on site.

An old thread in 2017 said 4 years completion. Today, the agent says 4 years completion. How many 4 years do we have in a lifetime? I dunno, may be its for real this time. Checked the site out, nothing there yet.

Still considering should buy or not....

i went to the showroom ..almost all their 500sqf has been marked...when i asked if the managed to sell all of them, they said it's been booked by the developer? it's p&c laa..
why lor developer want to book?

if can ignore HTC and leasehold, aster anytime.. if can ignore the cemetery view then Nexus pertama anytime... the rest.. too damn far from the city if you are not constant MRT user... with jalan cheras always jam to KL til mum also cant recognize especially the selangor stretch.. u din include E9 and youcity in your consideration plus saville Cheras if they still got developer units..

Last 2 week went to the Parkland sales gallery before they move out the sales gallery. Only few low floor unit is available that time, high floor unit all fully booked. I also waiting for Parkland rejected unit to be released. rclxub.gif

Between this project and U3 / E9, I think the Taman Suntex side U3 / E9 has the upper hand due to better location with existing commercial shops around + the upcoming E9 / U3 retail lots.

Oh, thanks for sharing. I am actually not familiar with this part of Cheras. For me Cheras = Leisure Mall area. But got to know about this project from a colleague so that's why I am curious and interested.

Not exactly sure about the pricing of Metro Cheras but based on what I seen, the price seems to be similar to U3 / E9 unless Metro provides more discount.

On the sold out issue, I think it will take time to sell as U3 + E9 all together in that area has about 3-5k units

Both u3 & e9 are higher than metro by rm100psf...
lets say u3 893sf vs metro 900sf...the diff will be appx. 89k+, so in terms of rental yield, u3 gotta rent 400 higher than metro to be on par with metro.
Ofcoz rental yield is only one of the aspects, one should look at potential appreciation, surrounding etc etc.

cheras leasure mall = cheras, kuala lumpur, wilayah persekutuan.
u pay assessment tax (cukai taksiran) to dbkl.

cheras kl is till taman connaught station. after that going to kajang is cheras, selangor. u pay assessment tax (cukai taksiran) to mpkj.

btw the sekolah agama is secondary school with hostel (asrama). not primary school. and only 1 session of school - morning till 2pm.

was about to book this project before, change my mind after viewing parkland b11.

overall it's quite a good project with reasonable pricing compared to you3 and emerald 9, the only downside is no walkable amenities? and one can view their previous completed project, heard the workmanship is as good as expected.

Good if you are using MRT everyday
Nothing attraction nearby, just agama school, international school, Kampung house, mosque.
Pay toll

so far i see is quite experienced main con, also main con of lbs project - Mercu Jalil, Bintang, BSP 21, ak project at desa tun razak - Tasikmas & Hamstead, other done development like verve suites, one south, riyang, infinity residence.

If traffic not high maybe... 😅
Peak hour maybe quite susah.

Stay at low floor maybe a good choice.
Can't wait still can use fire staircase. And if touch wood all lifts not functioning, you will suddenly feel very lucky for stay at low floor.

For those bought corner unit, where are you planning to install Aircon compressor? Have to sacrifice balcony and yard ?

Think can only hang outside of the wall.
Like those L support you can see at old condo or flat.

Maximum could be 3 aircon needed, if got partition out another room like in the picture.

Hi, for your information, type A is considered as mampu milik unit, which have lower price per sqft compared to normal market price for condo at that area, and specially for 1st house buyer who never have property in Selangor. There are still units available, you need go through application in LPSH, after approval you may choose unit and apply loan, whole process take around 2 to 3 months time. All the process will be carry out by agent and developer staff, what purchaser need to do is submit documents and wait to choose unit.
