Just to ask, if let said i'm owned 2 properties for now. However, 1 unit of my current property already sold, the buyer already in the process for obtaining the loan and etc.

Any chances that i'm still able to get this project 3 storeys house? with the 2nd quota? How it works usually about this quota?
Am i suppose to wait until my property's buyer signed SPA & loan agreement and so on?

Any experts here able to advise?

I already paid for the booking. Now in the process of submitting for bank loan.

What I kind of know is that the current Jalan Lagong B29 road that is shared by Azalea homes and rest of the taman kundang jaya folks will soon be a trunk road.

The plan is to connect the road that comes down from Gamuda Gardens towards B29 just before the corner of the TNB substation and to be connected straight so that it joins with the back road that connects Desa Kundang.

That being said, there will be less cars on B29 soon and only the Kundang Jaya folks would be foreseen to use it whilst those heading to desa kundang, LATAR, rawang etc. will soon use the direct road that is yet to be constructed.

Im not agent i also buy there hopefully loan approved. Rumah ni macam rumah taman zaman dulu2, just ada pagar untuk rumah je. Kawasan sekeliling xde pagar.. dangerous nowadays.. n also xde pengawal keselamatan. Later duduk community rukun tetangga can plan for all this

Reason i buy this house

1) Near with spouse office
2) Scientex big and proven as per previous projects
3) Free hold
4) New house with warranty rumah pun cantik
5) Price within budget
6) No need to pay maintenance fee for the whole life ( maintenance fee keep increasing)
7) Got discount from Scientex :-)

For kemudahan and infrastructure not thinking on this for time being because not planning to sewa or jual

But based on my experience staying in kundang there is a lot improvement within 2011 to 2020 got speedmart, clinic, 7e, mamak, new apartment, jalan dibesarkan, traffic lights, taska etc :-)

Yes the picture is for double storey. Pricing for double storey waiting list also increase now not because the RRP increase it's is because they start to cut/reduce the promotion/discount packages. 3 storey pricing confirmation you need to go to the sales gallery and get the quotation from the sales person either still got any promotion/discount etc. Now is the right time to tekan/nego harga/discount/promotion etc due to Pandemic + economy not doing well they also need a buyers to run the Project. For now,either this is your first hours or 3rd house u still entitled for the promotion packages NOT as per other developer limited only to the 1st house buyer entitled for all that :-)

This house is not popular due to the location and also the finishing is not premium as others developer. As we know scientex projects target to sold housing mampu milik. :-)

Sangat untung bg siapa yg lepas loan utk 3 storey ni. Nothing to loose the price will increase more than half million after project completed! refinancing or sold! :-)

Yup. Actually i like the location because it’s between sg buloh and rawang. Rawang is too crowded 😅
Only 10 minutes to sg buloh exit via plus highway. If the gamuda mall really exists in next 3 years, it’s gonna be hot area. 👌

Before this i staying at taman sri gombak about 5 years, yes everything A for the kemudahan but for the environment to rush, busy, crowded etc. Duduk di kundang rasa mcm duduk kampung releks chilling sunyi... Feel la feel :-) kl dah padat sgt sekarang the new kl ke arah utara is sungai buloh rawang n ke arah selatan is kajang semenyeh. It's normal nowadays people travel about 20-40km daily to go to office. Highway kan ada! :-)
