For Iris project which is double storey, there is no extra land for end lot only for corner lot have it. :-)

HOC (stamp duty) is part of MOT. Others fee in MOT / processing / etc need to pay by buyer :-)

Worth it if you want to used all d storey which is 3
But if you are ok with 2 storey i prefer go to house with dimensions 22x70 with d same amount 4xx :-)
