We admit that we are not perfect in delivering quality for our recently completed projects, for Riyang and Selesa. Some buyers expectation have very high expectation on building quality and for that we hope to convince them by referring to the tolerance and expectation in building quality standards. Some of our work can certainly be better, for sure. It didn't help that most buyers collect around the same time and we also struggle to catch up on the repair works, so there are some delays. Nevertheless, Riyang and Selesa are our (still proud) projects and we remain answerable to our customers. We have 9 full time staff based on site responding to defects and complains. Our managers for project and customer service spends a lot of time on site. We have offered ourselves to answer to feedbacks and complains on the Riyang and Selesa FB group, which we sometimes receive unkind comments. We think it is still rare for any developer to put themselves forward on social media to answer to complains. Nevertheless, we feel it is the right thing to do to be answerable and responsive to our customers, most customers are happy with our presence on FB (we think so. sometimes we receive compliments for our responsiveness on FB). We have acted on feedback and make necessary improvement/upgrades to the projects. Selesa apartment is a good project for the price. We will continue to improve it and make it a comfortable home and community for our residents. Thanks for hearing us out. |

As explained earlier, we are still in the process of improving and upgrading our recently completed projects The Riyang Happy Garden and Selesa Apartments. For pictures of The Riyang and Selesa, please click here: www.facebook.com/suntrackdevelopment Well, it is fair to say that the pictures are the prettier angles The "not so pretty angles" and some defects, we are still pushing everyday to make them better. We are saddened to hear that one reader has described the riyang as "disgusting". I think he/she could be referring to the wet paver bricks at our drop off lobby that looked terrible due to the leakage at our fish pond. We are in the midst of repairing the fish pond. and we promised on the owners FB group that we will replace the paver bricks if it still look terrible after they are dried out. Some of the upgrades has been done or in the process of being done. As for the Selesa apartments, it is a RUMAWIP scheme sold for RM288k to RM300k. Yes we are facing some workmanship problem to the window frames due to "over plastering" that covered the weep hole to discharge water. There is also complain that the heavy rain water splashed on to the common corridors. And it didn't help that the brand new thyssenkrupp lifts broke down too often. We are working on them. We are still here. We intend to be proud of our developments, selesa and riyang included. To warrenbuffett, babizz and allout20, we have been responding to the complains in your owners FB group. We will be holding a pro temp meeting with the residents volunteer representative to sort out some of the issues. No need to attack us here. Thank you. |

LRT3, whilst it does not pass by Setia alam, will play a role in reducing traffic on NKVE. There is a new DASH highway under construction that is north of the current NKVE, and almost parallel too. That, when completed, will certainly reduce traffic that uses setia alam as the bypass. A new road has been constructed that connected the north of Setia Alam to puncak perdana, which will lead traffic to DASH too. Hope that clarifies. Thank! |

But we made some mistakes in riyang along the way too. We will show you that too during the site visit. So we are painting over the raw finished vent block and adding wall tiles to the lift lobby. We also removed the project signage that was too small and replaced it with a much nicer bigger one. We will be adding floor traps to some ponding areas at the pool deck. We do what we can. For Tuai, we have specified wall tiles to the lift lobby. We have learnt. The Tuai signage is already up nicely. No more stupid vent blocks for us. Thank you for your kind support. |

So far, we have seen 6 sub sales in riyang, since we handed over VP just before MCO. Agents are actively bringing prospects to visit.
Selesa has a 10 years moratorium, so no sales. |
