Edit : sorry just realised the ex housing minister Zuraida ady jump to UMNO coalition with Azmin. The rules should still apply....not sure

If include carpark, wasnt the rumahwip before the residensi wilayah guideline also have the criteria?

300k is not very affordable...sad.

Affordable homes is not low cost.. If you dont have money, you can buy lelong low cost house in Rawang. Got house less than RM10K..

This is affordable homes in KL, it has certain guidelines. If you wanna compare . you can compare PV9.. bebas unit more than RM500K, rumawip is rm300K.. rumawip is smaller, and only one car park, it is guidelines by KWP/DBKL to make segment that affordable to KL people especially M40.. some requirement to developer are waived to bring down the cost..

damn so near to htc. aiya just thought of buying this unit for my first house, been comparing with skyawani, aman bukit jalil and seri petaling.
not sure if this rumawip is really trying to help b40 m40 or dev.. jeopardizing our health is 1 thing, crowded places some more.
30-40 yrs of commitment with this property, must think very very very hard before booking 1

24 units per floor service by 9 lifts.

Left wing 12 units, right wing 12 units.

Unlike most design, the yard is access via another door meaning you can have L shape kitchen.

In addition, choose higher that 20 floor for those who prefer KLCC view to avoid HTC.

Since those nearby PV condo subsale is around 430k for 1.3k sf, would buying those be better option?? better size for family, ready built and check its quality directly?

This project can get 100% loan for those income less than 5K so make it an attractive point who looking for first home.

Lawyer fees loan legal and mot

Easily cost u close to 30k for that price. And u need pay in CASH. CB CASH, covid time save cash. Dont buy sinaran

So 430k +30k =460k

Hi.. i saw another pv project by PV, named residensi vista saujana. Price same RM300k but facility like RM198k rumawip, no swimming pool, etc. I feel PV keep cut most features in every project.. from 900+ sqft to 800 sqft then now cut facility.. lol.. shame on u PV. How about u all comments

Thanks. I updated first post to combine both rumahwip together.
This new launch rumahwip is next to PV10 and got kuil there as well.

Well, from my personal point of view, Rumawip/ Residensi Wilayah is somehow a give and take bargain. For instance, I noticed most of the Rumawip/ Residensi Wilayah projects are situated close to either HTC (Vista Danau Kota, Vista Langkawi, Skyawani 3 & 4), sewage pool (Residensi Desa Satumas) or next to highways (Kiara Kasih) etc. Of course, perhaps there are other projects which are not close to the aforementioned places of which I couldn't name them one-by-one here.

While the facilities offered by Vista Saujana are relatively simple, I would say it is sufficient considering its land size (approx. 1 acre), no HTC, sewage pool or major highways around and it is within walking distance to the Palette (Aeon Big, McDonalds) and so much more.

You cant kill two birds with one stone as each project has their own uniqueness and attractions. So just choose project that suits your needs well.

Low density is a criteria also to examine whether owners have enough holding power.

If people actually need to check their pockets every months to pay maintenance fee, maybe the property just isn't for them.

due to it has only two lifts to serve 203 units, it kinda holding me from buying this property, once one lift turned down, it only left one. And also the maintenance fee. kind of expensive for a property that doesnt have much facilities. any buyer for vista saujana? mind to share your thought?

Not my intention to speak good about this project but mostly wip buyers will be buying for ownstay. Sure there are buyers renting units out but not
that high percentage.

Not sure how it can be very bad since the location itself has a decent advantage.

Booked one. My concern is on the 2 lifts only and also not much facility but other than that, seems pretty okay to me. I like the fact that it's low density. Having nightmare seeing the development around here. Good thing I work from home. And also Literally walk straight for like 50-100m to Aeon and also the TARC bus stop.

Exactly, a stone's throw away to Aeon Big, the Palette, McDonald's, Starbucks, PV128 and even Tasik Danau Kota, with the recent speculation of MRT 3 station at Jalan Langkawi, this Rumahwip is a good choice with no HTC around and the land was not a former sewage pool despite it has lesser facilities

I think its fully booked but not fully sold out yet as some people may still be waiting for their loan.

But you still can make a booking beforehand incase there is an available unit the developer will let you know.

The booking fees is around RM500 and its refundable

Too many high rises in the area together with schools in the vicinity, so if you drive a car, it will be kind of a nightmare during peak hours? But we are talking about Setapak, so Jam is inevitable anyway. Just that I find it a bit too higher density for my taste

Agree, it's a high density area, hope the proposed MRT 3 station at this area would relieve the situation. The downside of Vista Saujana is lack of swimming pool while Vista Danau Kota has it, but the HTC is just too close to the building, otherwise it is a good stay.

Everyone is also making enough to carry on with their daily lives. But how they are going to improve it is something else. Anyway, the 25-7 property prices did go up but they're not the same phase, every new phase is new 'time zone' so the prices reflect the costs of goods at that time...

Not redo I think, those are units with the tower crane ties previously and now they are dismantling the tower crane. U mean u have a grp chat with the developer?

idk now, but last time i visit, the guard house only have the door at the back, not the side in front, and the guard sit inside guard house, the guard not bother to come out from the guard house because the door at the back, so the driver need to step out and walk to the small windows locate in front for the registration, this appiled for the free cost and rumawip.

picture for reference, you can see the guard have no way out to the front quickly.
