Hi guys, I have unit that is rented out for almost 1 year, the contact is almost ending, but the tenant is leaving before the end of the contract because of job transfer, by right i can forfeit the security deposit right? but the second tenant decided to continue to rent my place. so i can give her back the security deposit since she kind of got me someone to continue to rent the place.

but the thing is, the agent wants to charge me half a month fee for the contract renewal, i asked him if it can be waived since i have been using them for quite some time now, but they replied me back yes i can don't pay the agent fee, but they won't help me to do anything also lah (meaning i'm no longer qualify for the services)

should i handle the tenancy myself from now on? their services is ok if u know the how-tos but for beginners, they kind of just want the money.

Draft your own tenancy agreement and get the new tenants to sign it. Put in 1 year contract.

Help to spot check the unit?
Ask for rental from the tenant?

Can I just use back previous year one? And send in to IRB for the stamp duty right?

No spot check no nothing bro..

So far rental no problem, i can't justify if they did a good job or not. or got help or not.

But they kind of act like a middle man for me when problem arises because i don't really have the time to go down and do the stuff.

You can, but you may wish to go through it once again. Make sure you know what the tenancy agreement is all about.

Just go to LHDN and stamp it after.
