I have the same view but the current transacted price might not reflect this. You could refer to prices of R22 / Pavillion hilltop vs those with private lift lobby .

Developer price is around 600 psf. Just recent transacted was 3,000 sft for $2.015m and 2,535 sft for $1.65m. But don't forget that these units has slight renovations . MK28 is good value provided u can get none highway facing units .
