What are the main factor for a property to appreciate? And wht is the main factor to have a consistent tenant over the year? Lets share your knowledge here! biggrin.gif

1. town planning ( example : setia alam)
2. future development in areas near by ( office building, college , shopping mall , highway access)
3. traffics.
4. density of populations.
5. safety.
6. DEVELOPERS marketting messages... sweat.gif

1. projects with good town planning will attract more family ppl to hav their permanent residence there, a project with good town planning tht wins awards will be an added value for the properties there.

3. no one wanto stay or invest in places where traffic is a very big headache , i m not talking about jam, but also convenience to access from / to many places. for example : if there is no highway or proper road leads to ur shop, do u think ur business will be good? if to get to ur shop /house, it takes only 5km but 1hr jam to reach, do u think ppl wanto think twice b4 come?

6. most ppl don buy developers' marketting messages but ppl still do : drive around in KL /PJ area for banners on Good ROI , Guaranteed return for 3yrs , Convenience/spacious/Easy access to here n there...

1. do strict selection on tenants.
2. invest on the right project at the right location ( near colleges , LRT , easy access to town, crowds)
3. maintain ur property well.
4. reasonable rental or high rental with good reasons.

what do u think is the right location for working peoples? convenience? location? cause i only know what a student will want in a property but i dono about adults or working people.

u mean places to stay for working ppl ? access to public transports still, easy access to their working area ( tht's PJ so hot cake..) , if possible, furnished property , parking lots are added values for them...so most of them will like landed property tht can park more cars..

just my 2cents..
