So I managed to land a good deal for my first house. There's no agent involve. The question is where do I start and what should I do?

first important step is engage your own lawyer to handle deposits, SNP and others.
they will advice you on how to handle it.
find a good lawyer.

Thats what I'm still contemplating. I have 2 offer, another 1, same value, almost the same sqft but add 7KM more from city. But its a new house. All legal fee is bared by dev.

Appoint a lawyer you trust.

Do not pay any money direct to the seller. All payments must go through your lawyer. smile.gif

you better assist your buyer if he doesnt know how to engage with the lowyar.
probably same goes with bank loan application.

just because you want to untung abit doesnt mean you no need to service your potential customer abit.

new house not too bad. old house alot maintainence ( depends)

maybe u can share more comparison, how big, location, pics. then we can help?

Subsale is nice because previous owner already did everything

Grill, leaks, any other issues

New unit also nice

Got new design interior and exterior confirm got tiles instead of just cement with tikar getah

Old house: Jalan Keris 7. Taman puteri wangsa, johor. Pretty sure the sqft is 1600+ ish. International lot. 4 room, 3 bathroom. Owner asking 420k negotiable.

New house: Taman bandar tiram. 1615sqft. Bumi lot. 4 bedroom, 3 bathroom. 418k after all rebate.

haha,anyway majority of the tasks were settled by lowyar anyway, if both of you got good lowyar, then okay la.
you just need to talk with the bank, apply thru those bank, get offer letter and at the same time engage with your own lowyer.
lowyar part is easy as long as your get money, but banks mega_shok.gif

will probably throw price at owner, see if he bites. and bumi lot, later hard sell if u plan to move.

depends lar...agent u think only responsible find seller/buyer ke for easy money? a good agent will follow up ur case supaya faster process between bank loan, land office, governing authority.....u can save 2-3% of the fee but u kena haul ur ass off to follow up with the lawyer, land office, developer, local council...good luck with that

Unfortunately... Most of agent are not .at the end..u are the one to chase lawyer etc.

My first house agent run away upon getting lawyer.. no more involvement from them..hard lesson learn

tips better cari jurunilai first, my subsale house before this owner letak harga too tinggi , so even kelayakan loan lulus, bank bagi sikit saja bergantung pada juru nilai

I just bought a unit direct from owner. Make sure you get your own good lawyer who will take care of your interest and dont get pressured to the owner's demand.

for any subsale, u must have cash in hands. not including all sort of repair and maintenance work.

7km for me, i will go for new unit. unless the current subsale is really really worth it/ ie very near to mall/school/lrt/mrt/bus/etc.

remember, new unit = warranty. old unit = u need to repair ur self.

If u are buyer, have agent easier...they will manage for you. The fee they charged from seller...3%. if not wrong

at least u must have cash 20% from house price for SNP, Lawyer, etc2. also can withdraw from epf, if is this your 1st house.
