I see this country becoming very progressive compared to Malaysia's R&R.

The houses are equivalent to KL PJ prices but the people are still buying

I cannot count how many time I have been there but it is not less than 20 times and been there since the early 2000s

As a foreigner, it is not easy to buy a house. At best, you can only lease a unit/land. And only with designated developments. I heard there are loopholes here and there, but have not explored that in detail. you might be able to register a company and use that to buy property.
Don't even imagine retiring in the major cities. it is expensive....very expensive. Cost of living in Saigon and Hanoi, is just as high as KL.

But as a country, they are moving full speed ahead. If you can manage some form of a business there, it is definitely a good move.
And yes, be careful who you trust. Vietnamese can be very two faced. Tell you one thing, do something completely opposite. Unless you have spent significant time there and know their way of doing things, be very careful. That said, i know plenty of malaysians  who have moved there, permanently, and they enjoy their life there. Usually the maaysians work as factory managers, consultants and sales people for Vietnamese JV companies due to our vast language capability.

It is best to register a wife there if need to set up a company or purchase a property.

I met many Malaysians there and half of them are orang kite
