Ya, i stopped near the ltat apartment n cross the road to see. Lol.

The L1 first 2 houses near the entrance exterior looks 90% done already. L2 mayb 80%, cus still got the green netting covering.

Trees should be kept gua. Or not earlier also chop down already. I'd say the wall would be 1.5 storeys high at the highest point which was near where I took the pic...

I think the biggest indication of a L4 launch wld be if they cleared the land and leveled it. As the land is now, quite impossible to launch n complete the hse in 2 years as required by SPA.

L1 to 3 all groundworks done extensively well before launch...

There's a river in the middle of the highlighted area. If rsku build on the west side, it won't affect the Legasi entrance road.

Think previously got forumer commented near irama n anggun is strata landed. Makes more business sense bcus why wld developer shoot themselves in the foot by building rsku near the semi d n bungalow lots.

In related news, anggun 3 event on kinrara fb.

Blue line is a river. If rsku built on west side of river, it will be serviced by purple road. If build on east side, serviced by green road.

Lol nice fear mongering. Comparing sp setia in kinrara vs aset kayamas in taman desa is far from realistic. Not saying setia is a faultless saint, they're just not short term bribe-giving pocket land devs like kayamas.

Anyhow, if worried bout it, an option is to wait 5 - 10 years and see whether this redevelopment news can derail almost constant price increase of freehold landed props in this area.

Like my earlier post, i think west side. Just my 2 cents worth.

Developer alrdy got so much trouble clearing 10 Kinrara stock, it'll be quite dumb to place a high rise with no commercial nearby on the east side. If on west side, can at least market by saying x00m walking distance to mrt n giant.

Thrs no value to high rise residents to be staying next to bungalows n semi-ds. In fact, the bungalow n semi-d owners will feel cheated cus they paid premium for privacy.

Also, parcels on the west side are bigger with more regular shape which means easier to design high rise blocks.

Care to share your thoughts?

I also went for a drive thr to see the progress over the weekend. Those land plots quite far away from L2 n quite steep gradient to the green road. Not too bothered bout it.

Did u manage to transfer? Saw that 23 out of 28 units snapped up. The remaining 5 allocated for bumi ya? Think is quite good response considering 2 mil a unit...

Yes- remaining only for bumi unit but I heard usually a lot loan reject unit for semi d because value is higher.

However, Legasi would be the next hot cake! I have even heard Legasi 2 already got a pending transaction to sell at 1.3m for linked house in our WhatsApp group

Anggun 2 owners might feel a bit pissed. Anggun 3 with better layout but price so similar.

Anggun 1 n 2 completed subsale asking 2 mil n above lu. All 3 phases arnd 3000+ sqft build up, me thinks.

Corner terrace at bk8 arnd 2200 sq ft to 2700 sqft build up depending on which phase.

Anggun 3 got powder room n non-sharing en suite bathroom for g floor bedroom. No junction facing units and on higher land too.

Haha fair point. Less to wash. Yr dining n kitchen area is larger too. Being able to move in 2 yrs earlier also is a big plus.

I think bukit jalil to mk comparison is more fair. Just look at the high rise at awan besar row and the link row.

Also, bk is large. Unfortunately, bk1 to 4 hse conditions have deteriorated a lot. When they launched back in 90s, they're probably considered like kota kemuning nw. New, much potential but considered outskirts cus still developing infrastructure.
