The one opposite pavillion is phase 3 technology park

With this price can buy bigger glorified semiD. But again, their money, they have all the rights on how to spend it 👌 pavilion bukit jalil has been a huge selling point to all the property in bk and bkt jalil.

There are some old Semi-D within this price range in BK2 & 4, sandwiched between link houses, the Semi-D is not an ordinary 40’x80’, the build up is around 1,900sf, very small, good access but don’t expect good environment, no security, normally buyer will fork out another 500K-1.0mn for renovation

TPM is undergoing another redevelopment called MRANTI, so called technology, start-ups and innovation, span over 686 acres where the government is going to spend RM500mil for upgrading, expected GDP of RM20bil, after 30 years of technology park failure, this is another project from those cronies to pocket in money from government grant, all talk cxxx, the takeover is before the previous election, unless the new government which seems more prudent under current team redesign it and let international players to joint develop, it is going to fail again, my take.

MRCB is probably come up with another shopping mall named Sport Wellness Mall opposite the stadium

WCT is the land adjacent to KESAS & OUG, previously by WCT, now under Malton group with substantial stake, this land is quite strategic but due to Pavilion BJ positioning, it took the shine off this piece of beautiful land
Nothing much WCT/Malton can do except change the overall master plan (which contain a mega mall initially)
The landowner need to reposition it’s target market, timing also a key factor, wrong timing

It is very subjective thing, if purchase Palmiera, also need to spend a substantial sum to renovate, the issue is the condition of the house, must really understand the renovation expenses, for example
1) To renovate a very old SD (more than 30 years), may be need to remove 70% of the structure, cost about RM1.0mn - RM1.5mn
2) To renovate not so old SD (10 years), may be slightly cheaper, 300K - 500K
3) Brand new SD is sometime problematic, many people think that if they purchase a new SD could cost less in renovation, but end up spending RM800K - RM1.0 mil also, real case,
The house is brand new, spending RM200K shd be ok to live in, but the contractor will tease you to spend more, when you compare your neighbour’s house (which is nicely done), you are tempted to spend more
Many new features and electronic accessories are very attractive, so without proper budgeting, people tend to make mistake

It was a completely fail project, I spent some days…
It is just a wasting of government money for those cronies, our government under that old man is only aiming to corrupt, nothing has been materised, a 750 acres of so-called science, technology and innovation and house the incubator premises to scientist, researchers, technopreneurs and SMEs etc, in the end how much has this centre produce? How much value in terms of GDP?
if we compare against Taiwan‘a Hsinchu Science Park, about 13 years earlier than TPM, but Taiwan government knows how to convert the land (land about 2.6 times TPM) into a money making machine, yearly GDP of this particular little science park already surpass the whole Malaysia total GDP, a big shame!
While our government under that old man only know how to spend billions. Dollars to buy sophisticated machines and make some cut, help those young Bumi entrepreneur to grow business, end up all failed, I went to check the facilities, that was a huge waste of taxpayer’s money.
