Hi Sifus, Currently I am looking for double storey house in Taman Equine, Seri Kembangan and Kajang 2. The price for freehold unit in Seri Kembangan (25yrs old terrace 22x75) is similar to leasehold in Taman Equine (20x70). Kajang 2 freehold SPA price is 970k with 0 downpayment. How should I consider? Buy new leasehold or old house but freehold? Definitely need to do renovation for old house, maybe 150k for new wiring, plumbing, change tiles, plaster ceiling, kitchen cabinet, etc.

QUOTE(scarypoolparty @ Dec 18 2019, 10:53 PM) Why everyone think that 25yrs house you need to replace everything incl tiles and plaster ceiling? If not money buy house 1st n the rest do later lah.. You think your neigbours all overhaul the houses every 25 yrs? It is a disaster to renovate after move in. All the design seems outdated with very old style window, ceiling, etc.

QUOTE(Zwean @ Dec 18 2019, 10:55 PM) Yeah, I have lived in a 30 year old house before. The roof need a new tile or two once in a while. But overall everything is still fine. I believe the reason why people want to replace things is because the design of the fixtures are old and dated, and want everything to be modern because renovating it after moving in is a big pain in the ass. Yes, exactly.

QUOTE(Babizz @ Dec 19 2019, 07:32 AM) That old house looks pretty bad. So expensive for old leasehold house? This is freehold 25 yrs unit. Not leasehold.

QUOTE(Matchy @ Dec 19 2019, 10:39 AM) I believe most people would love to move to a house in "new" condition... I dont see the problem if budget is not a constraint. And it will be difficult to renovate after you move it. Actually budget is jot a problem. I am looking at investment and value angle, freehold (25yrs old with reno cost at 800k) or new leasehold. Which property will have more value increment if i wish to sell it in next 15 to 20 yrs?

QUOTE(Salary @ Dec 20 2019, 01:51 PM) There's a couple of things to consider. 1. Is the old house in a G&G area? How about the new house? 2. Is the cost of the old house + renovation fees much higher than the new leasehold house? 3. Would RM150k renovation + RM100k to furnish the house be a huge burden, compared to just spending around RM100k to furnish the new house? 4. Typically, developer offer huge discounts on downpayment and legal fees (most of the time it's zero nowadays). For the old house you'll need to fork out around 5% of the price for stamp duty, legal fees etc etc. Have you taken this into account? 1. Old not G&G. New, yes. 2. Sure. But freehold. 3. Already budget. 4. This new completed leasehold still need to pay 10% downpayment to developer even it is developer unit. Only free MOT and SPA legal fees. I am wondering which property value will go up faster for 25yrs freehold VS 95yrs leasehold. How long it may take to double my purchase price? Need expert to advise is there potential for 25yrs freehold property double up in next 20 yrs in Seri kembangan?
