do check out other smds in ecopark proper whether new or subsale, smds in pkns projects and LSMD in setia Alam. also check out eco ardence before you come to the conclusion of recommend to buy with 1.3mil.

46x85 was zero lot bungalows.

smds were 41x85.

if you were referring to phase 2 of ecopark, it was the 1st launch bcos 1st phase were bungalow lands.
1st launch smd started from 599k. bungalow 899k.

there is no cluster SMD in ecopark.

EA is strata
SEP is individual

Base on 1.8m vs 1.3m, wouldnt this make sep a steal?

But even though sep is smd, footprint only 22' macam link houses.

Homeownerrs really spoilt for choice

Really? Like that 380 is super affordable.

Erm. Just not sure if Arundina RM1.3m is a good deal or not cz its my first time to buy a property.

Phase 2 semi-d the back portion sticks together with the back unit . So I’m not sure is this call cluster . For me this is not true semid.

The one near tenby if my memory don’t fail me is semid not zero lot . At that time in order to justify higher selling price they launch semid with width 46 . This is the period around 2011.

Up till 2011 I think don’t have zero lot bungalows . Cheap bungalows are those 1 and 1.5 Storey ones.

Might not be 100% correct. Cannot recall so much info after so many years . But phase 2 imho is the best because it can enjoy then big lake .

Certainly good problem to have.

Got money dunno what to buy.

The good thing abt arun is that it placed its possible as the cheapest smd within the entire setia alam.
Yea more expensive that the cluster smd in setia alam, nevertheless, it belongs to ecopark brand and the locarion backing the hill is one of the kind.
Do you know how much you need to pau for such location in ecopark proper?

Price wise its 500k cheaper than EA and 300k cheaper than ecopark.

I believe the phase 3 is nicest location compared to phase 1 which is back facing apartments.

The only question i would ask myself is "is 22' footprint fits to be called smd? Will people pay 1.8mil in 5 yrs time to buy 22' wide smd?"

The reason I am considering to buy now rather than wait for phase 3 is because of the HOC which will end this month sweat.gif What do you think about HOC?

I dun think abt hoc.

You buy not bcos you can save blardi 3% or developer jscks up price and reduced it and called it hoc.

You buy bcos you really think its a good buy, irrespective hoc or not.

Yes 4 smds in one cluster is called linked smd or cluster smd.
Usually smd is two units stick together.

But ecopark doesnt have clustered smd....never even up to today.

And its not called phase 2.
Phase 2 is at jln nusatara....at the back of those 8000sq land bungalow.

1.5 storey 1st launch was called phase 9.

Zero lot bungalows launched since its inception in 2005. There always be zero lot bungalows in every launch...or every 2nd launch.

Smd with 46'?? Assume 46' is land width, the footprint will have to be 36'.....

Even mid size bungalow also just about that size only.

You got all info mixed up friend.
