Buy cash la.... who so stupid take a 90%loan???
Do you know the mortgage interest is higher than your FD interest? First time.buy property ah? Also it depends what you wanna do with that condo own stay or investment, if investment I'll just keep my FD and see first if own stay just buy only |

QUOTE(timidandslow @ Dec 4 2019, 05:23 PM) currently i have rm200k sitting in FD. i am planning to buy property which costs rm400k for investment. Trashy condo is not an investment.my question is , should i take a 50% loan and use my FD to pay 50% downpayment? or , take a 90% flexi loan then move my FD into the mortgage to reduce the interest payable ? |

Unless you know what you're doing, I'd suggest against going into property investment, especially in this climate. Might as well invest half of it into ETF or stock or whatever, there's still some time before US election after all.my question is , should i take a 50% loan and use my FD to pay 50% downpayment? or , take a 90% flexi loan then move my FD into the mortgage to reduce the interest payable ? |

If you plan to rent out the property and you got tenant all year long and your rental can over the bank interest + give you yearly return of at least 5% then go ahead.
But if you can't, it's better to just keep your money elsewhere that give gooding return. Painful ler when bank every month charge you that interest on your 90% outstanding loan amount. |

Remember you still have to pay to maintain the property, management fees also.
If the property is apartment and not landed and leasehold also, the degree of appreciation will be very limited. If want to ROI on rental for say 400k property if cannot rent out more than 2k per month considered losing money every month already. FD you have the certainty. Your choice. |
