Hi, i need advice on how to proceed with providing gated and guarded service for my community.

The current roving guards provided by the developer was prematurely terminated.

There is a group in the midst of forming a RA but clueless as to the process and costs residences will have to bear.

Can someone please provide some information on some security firms and the average costs for a single guard.

There will be 2 part of the cost ...

1. Fixed cost will be erecting the guard house, boom gate, fencing, cctv, access cards system, electricity, water and sewerage system.

Total cost ÷ residents = resident

2. Variable cost will be the guards fee. Depending on how big is your area and the number of guards per 12 hours shift. Minimum will be 2 guards per shift. Add in the contingency cost for maintainance of the assets.

Monthly cost ÷ residents = resident



The total costing have to be transparent as this is the no 1 disagreement of residents.

How the committee want to implement the entry rules for non payers and visitors.

I will presumed your area is a non strata development and asking all residents for consent is a challenge. If the committee cant obtained at least 80 to 90% consent, I think the committee should consider on proceeding. Along the way, some residents will withdraw for whatever reasons and your variable cost will be affected.

As for the variable cost collection, the committee can decide whether on a monthly, quarterly or half yearly basis.

Every year, the income and expenditure statement have to be presented to the residents via the AGM.

Organise community activities to bring the residents together.

Thank you mini orchard for the info. Would you know the average salary of security services for 1 guard? Marking out the area to fence is also posing a challenge due to common road entrance. Wonder if we would be able to provide a separate road for those areas not willing to join.

Providing a separate entrance for non payer defeats the purpose of your objectives. You cant expect 100% participation.
