Hi all in Property Talk!

I'm currently considering to rent a SOHO unit at Empire Damansara @ PJ (Not Empire City).

From what I gather after online and onsite research, these are the pros and cons to the place (some personally):

Pros:
+ Clean environment
+ Spacious (corridor)
+ SOHO 1 & 2 layouts are good (personally suited for SOHO 2)
+ Near federal reserved greenery (though some consider as negative)
+ Lots of convenience stores and some restaurants/cafes nearby

Cons:
- Access / security seems quite lax <--- my biggest concern
- No free parking for residents (monthly pass)
- Retail space not doing very well
- Commercial rate for utilities
- Some incidences this year regarding fake cops harassing a resident at B3 (Apr-19) and a rental scam scheme (Aug-19)

Would appreciate to hear the opinions of anyone with experience/knowledge of staying here notworthy.gif

pros: got security guard, if compare low cost apartment,
since the price is cheaper
or even lower than the low cost housing

You could stay at Airbnb for a few days to find out. Better than survey.

Neo damansara (just opposite to empire damansara) is much better in my own opinion, was in the same position like you, considering to rent a unit from empire damansara. But end up renting neo damansara after viewing unit of both. Neo damansara feels more like home compare to empire, and with free parking at the commercial area.

Hey man, have you started renting in ED?
I'm also in the same shoes right now but I can't understand what's the different between SOHO 1 and SOHO 2.
Information about this project seems so scarce and the only floor plans I can find are all just roughly drawn.

Anyway I found this post in Empire Damansara Community group...

Hi..Im same locating a rental place at empire damansara, Empire City and Neo Damansara too....Empire loft duplex was very attracting me and with the low price as well....Have any of u guys visited any unit or figure which is better? Thanks

Another lelong unit sold today from CIMB.
Reserve price 180k.
Sold at 242k. Big fight.
Size just slightly bigger than the previous lelong unit (refer above).
