Hi, can anyone advise what are the fees/charges are determine by SPA price besides stamp duty and legal fees? Here is the case, I am going to purchase a completed developer unit and I am given a chance to choose between 2 SPA prices. The legal fee is borne by the developer, I only need to pay loan stamp duty now and mot in few yrs time. As the developer is offering multi tier discount, the nett price of this unit will different by RM5,283 with different SPA price. If I opt for high SPA price i will get lower nett price but in exchange I need to pay RM2k extra mot in future. No matter high or low SPA price the loan amt will be more or less the same as high SPA price I will finance 80% whereas if low SPA price i will finance 90%. So now, I would like to know what are the other costs will determine based on SPA price? Will assessment fees affect by SPA price?

Will assessment fees affect by SPA price? not sure what legal fee included but usually you need to pay![]() SPA legal fee SPA disbursement fee loan legal fee loan disbursement fee and completed development you need to check if bank value can hit your SPA price. if not you need to pay the difference. this you have to check with banker. if banker said your 80% and 90% no issue. then bank value should be no issue. and if reselling, your profit will based on the difference between selling price and your stamped spa price. i only know some. hope other sifu can help you more |
