Not really all not performing la, there is some good project also.

Some more this is at genting and so far should be the nearest to the entertainment hotspot. Others genting project also need shuttle bus to go around.

Same doubt here..
But according to news I heard.. they won't use all the land..
Some part very steep.. risky for high rise.. so they built not so steep land only...

Was thinking the same... Maybe part of the hill sold to someone connected with the state.. then resold back for $$.. possibilities is there...

Not sure how they built.. but what I know it's won't be easy & fast... Like in KL 😑

Good for the resort if indeed materialize but again need to see the sustainable of it, similarly use to be premium international hotel chain operating but can't sustain long

Now selling rm2k psf, limited units left as big portion is enbloc sold to Chinese investors and targeted for singapore investor.

This is only the 1st block. The rest all not launch yet.

Was at the site yesterday, the land areas looks smaller than what is described in the artistic visualisation.

The so call linked bridge to first world is just a proposal, and seeing its actually to the back portion of first world hotel, not sure if it's doable / allowed by genting.

As if chinese are allowed to invest in overseas property. unless kt lim family is vested in this project doubt link bridge to first world will be allowed.

Ya, i am doubtful of the linkage bridge.

The other comparable project in the same vicinity would be Ion Majestic (NCT Group) at a lower psf (~RM1300) price point. It's further inwards of the same road, but considering both will require transportation to get to Genting Resort, the distance might not be a key factor here.

Anyway, Did you all notice this is the only project so far that allow to use 'Genting' as their project name? They can get approval to use Genting name, so to get approval to build a link bridge should be no problem i think. My2cent.

For non Genting employees was told most of the apartment units are converted into like 10 room per unit and charge on per room basic

No need bridge to first world, got walking bridge to the road behind the project also good enough already

5min walking distance is not possible.., the current phase is the back part , hence you will have to walk thru the front blocks even to get to the main road (next to first world). That would already take more than 5 min.

Even on the main road, there is no access currently to First World Hotel.

Been to the sales office last weekend, the bridge is verbal and a sales pitch, if it's an agreement they already gotten from Genting, it would be clearly communicated as a sales pitch for sure..

Well, end of the day they will for sure offer free shuttle bus /van service from the hotel lobby, hence I don't see the bridge /walkable distance is a key issue here. Taking into account as well, if they hotel are majority occupied by tour groups/holiday goers, walkable or not is not a consideration (or even a known aspect) when they choose which hotel to stay at.

In the first phase , there will be 2 blocks, 1 block will be Haxd Roxk Hotel (as they claim la..) , the 2nd block will be sold and be lease back under a GRR scheme of 6.5% (3+3+3 Years).

There will be 8 more blocks in future phase, always as a twin setup above (1 Hotel + 1 block for sale).

Seem to be relatively new developer, claim to be director for a PLC but doing this on a private setup as he owns the land privately. Construction and financing from China.

Comparing this with Ion Majestic, I have a higher confidence in that (lower psf, confirmed hotel management by Wyndam group, proven track record of developer - NCT - Ion Delemen).

Just my personal view... smile.gif

To my knowledge they are allowed.. Our Malaysia limitation is the min. Threshold price.. Hence the developer here Jack's up the price so they qualify to purchase. Keep in mind, there is overseas indivual investor and cooperate investors.

The completed project is ion delemen(ion majestic is under construction). Not sure of the actual occupancy, but before the corona virus issue.. Weekend is typically full.. And weekdays, studio units rates are around 250 to 300 per night (depending on which booking website or agency). I also took the chance to visit ion delemen last week, there were a few companies doing their team building / meetings there, hence the lobby area was actually overcrowded...

Keeping in mind, ion delemen was actual the previous abandon project of billion Court, hence the first few floors of the lobby /building is not "high class", ie low ceiling, awkward parking etc...

Ion majestic will be a ground up development, in a 5 Star hotel theme....

Rumour is genting skycity does not have their own water source.. Option is to buy from genting or ion delemen / NCT group..

Actual fact, Amber court was not at the mercy of genting.. It was an independent development, BUT back then, genting has a limited pull factor vs the supply, and Amber court was a residence / apartment project focusing on the usual long term rental.... Airbnb / Hotel management was not a thing back then.

Adding all this factor resulted in the demise of Amber court or any residential development in genting... Ie, ria apartment was also not successful back then....

Again, this are just my view...

There was nothing to stop Airbnb or oyo to list amber court in the last few years.

They for sure do, Genting is a registered trademark and it's a misuse of trademark here without consent.

Some more in their sales pitch they are promoting it with the link bridge to Genting / etc. and even a possibility of a casino extension . , I am very sure this will not happen now cool2.gif , gross mis representation from the sales pitch here..

I don’t know how advanced the project is but Genting could have easily hurt them more if they waited for longer before challenging them....
