Correct me if I am wrong. I remember reading that the projects for Quince & Vervain has a lot of T&Cs for sub-sale or non-rental (presumably because its subjected to the Selangor Gov T&C?). Will this project be the same?

The T&C only applies to 550sf for Quince and Vervain. Cosmos should have no restriction.

Only those 550sf units in D Quince and D Vervain are subjected to government T&C. D Cosmos is entirely private project and not affected at all.

If you have visited OUG Parklane before then you will know Damansara Central Park concept, target market segment and market position are very different from OUG Parklane. Not to mention the design, workmanship and quality..

yes, for now. But if let say the township is successful and more office building there. Will it still be a low cost location?
If not, it will maintain low cost until forever. blink.gif

It depends on how you see it, how it is maintained etc. Look at Flora - No matter the area, it will always be considered a low cost, dangerous etc etc because of the bad name the tenants created for it. It's only one road down from the other projects in DP. Not too far.

Yup, this fact cannot change d. Flora is just behind this township. Depends how exsim build the whole road accessibility and any security enhancement on their area. So far nothing promised by developer also.

When BS started office vacancy wasn't as bad as the current situation now. Moreover BS has LRT access n is much closer to the prime parts of town yet still being decentralized.

When BE started it was at the worst of the worlds economic situation. European was in recession, USA was ij subprime issue.

This Sentral park dsara project will not be ready next year or next 3 year. It will progressively built over 10 to 15 yrs. We cannot wait for office supply to dip below demand then only starting construction.

Understood that this spd doesnr have lrt or mrt. But wasnt klang valley served w mrt 3 yrs ago? And we had the pathetic 2 lrt lines for the longest time?

If ed put their socks together within the next 3 years, plus existing pj trade center + spd, with completion of dash and other highways, shuttle service to mrt2 and bla bla bla, who can bet against the new PJ?

usually MRT shuttle bus is very punctual from my 2 year experience using their bus service. But will they build a bus stop nearby these residential area is still unknown. I saw the mrt shuttle bus is going in the flora area. But in future PD ?

When there is demand, there will be supply. It’s not difficult to request for MRT shuttle bus to serve this area when it’s ready in 3-4 years time.

The first of many to come in this 65-acre mixed development. Can't imagine the traffic along the main road, Jalan PJU 8/8 during peak hours once everything is completed.
That aside, for a EXSIM property, this somehow seems under par compared to the Z series that I've seen previously (Arcuz, Millerz, Petalz...etc).
