Phase 3 of Sentral Park Damansara by Exsim! Low density and 1100sf only with unique facilities. No more 550sf and 900sf. More premium compare to D Quince and D Vervain.

It look like same practice with other developers... They will build super high dense phases at not favorable location to maximum out the return in order to funding their next more premium phases...

Can foresee so many lala investors.... Subsales and rental will deprese kaw kaw

Correct me if I am wrong. I remember reading that the projects for Quince & Vervain has a lot of T&Cs for sub-sale or non-rental (presumably because its subjected to the Selangor Gov T&C?). Will this project be the same?

The T&C only applies to 550sf for Quince and Vervain. Cosmos should have no restriction.

Only those 550sf units in D Quince and D Vervain are subjected to government T&C. D Cosmos is entirely private project and not affected at all.

If you have visited OUG Parklane before then you will know Damansara Central Park concept, target market segment and market position are very different from OUG Parklane. Not to mention the design, workmanship and quality..

i see, but now still very hard to predict whether this project will be successful or not. btw, any official price for this phase 3 yet? or any rebate detail? scale model?
Any idea when will all the commercial starting to build? after all these resident done or concurrent construction?

yes, for now. But if let say the township is successful and more office building there. Will it still be a low cost location?
If not, it will maintain low cost until forever. blink.gif
wondering will this property value increase in future or not.

It depends on how you see it, how it is maintained etc. Look at Flora - No matter the area, it will always be considered a low cost, dangerous etc etc because of the bad name the tenants created for it. It's only one road down from the other projects in DP. Not too far.

Why would offices want to occupy this location. Existing office oversupply not bad enough?
